3 mistakes in one night that could cost a seller BIG. 😳
Last night, a client asked me about a property in the Simcoe area advertised at $499,000.
I couldn’t find it on MLS, so I contacted the owner.
I confirmed the price was $499K, asked if they were pricing to sell, and asked what closing date they needed.
They told me they had already purchased another home and were flexible.
Then later that night, I received a message:
“There was a mistake. The price is actually $1,499,000.”😳
That’s when I realized there were 3 major problems:
1️⃣ PRICE
The property was advertised at $1M less than the actual asking price.
2️⃣ EXPOSURE
Because the paperwork wasn’t submitted in time, the property was missing valuable MLS exposure over the long weekend.
3️⃣ NEGOTIATING LEVERAGE
By telling me they had already purchased another home and were flexible on closing, they potentially revealed valuable information about their motivation.
The lesson?
Selling a home isn’t just about putting it on MLS.
It’s about pricing, exposure, positioning and negotiation.
Trying to save money by selling privately can sometimes end up costing you much more.
