Current state of the Real Estate market in the GTA

As of March 27, 2025, the Greater Toronto Area (GTA) real estate market is experiencing a downturn characterized by declining home sales and modest price adjustments. In February 2025, the Toronto Regional Real Estate Board (TRREB) reported 4,037 home sales, a significant 27.4% decrease compared to February 2024.

The average selling price in the GTA during February was $1,084,547, reflecting a 2.2% decline from the same period last year. Similarly, the MLS® Home Price Index Composite benchmark decreased by 1.8% year-over-year.

Several factors contribute to this market slowdown:
• Economic Uncertainty: Ongoing trade tensions, particularly related to tariffs, have dampened consumer confidence, leading potential buyers to delay purchasing decisions.
• Affordability Challenges: Despite interest rate cuts by the Bank of Canada, housing affordability remains a significant issue. High home prices, coupled with weak spending power, continue to keep mortgage costs out of reach for many Canadians.
• Increased Inventory: Active listings have surged, with Ontario’s housing market seeing a 39% increase in February 2025 compared to the previous year. This rise in inventory provides buyers with more options but also indicates a cooling market.

Looking ahead, TRREB forecasts a moderate increase in home sales and average prices throughout 2025, contingent upon economic conditions and consumer confidence. However, the persistence of affordability challenges suggests that the housing market may continue to face headwinds in the near term.
