York Region Homes Remain Strong at $1.15M in July 2026
In July 2026, the York Region real estate market saw its average home price settle at $1.15 million—a 2% dip from last month and 7.1% lower than a year ago. Detached homes, in particular, reflected a sharper adjustment, with prices down 4.2% month-over-month and 8.8% annually. Condo values, meanwhile, showed a mix of movement. Yet, despite these price shifts, home sales actually inched up by 1.3% year-over-year while active listings fell 11.8%.

GTA housing market tightens in July
July brought a noticeable tightening to the GTA housing market. Home sales slipped by 0.9%, and we saw a significant 17.8% drop in new listings. Condo sales dipped by 0.1%, while townhome sales decreased by 2.7% overall—though Toronto itself saw an 8.7% rise in townhome activity. Both prices and the Home Price Index experienced declines as well.

Ontario Needs New Infrastructure Financing for Housing
When we talk about building new homes in Ontario, it’s not just about zoning or getting approvals. As someone who’s spent years navigating the GTA real estate landscape, I see firsthand how every new community needs essentials—water, roads, utilities, parks, and often environmental remediation—before a single foundation can be poured. These infrastructure costs come up long before homes are sold or rented, so developers are often left carrying a heavy financial burden. This can mean higher prices, project redesigns, or frustrating delays for families eager to move in.

Right now, Ontario’s system lets developers recover some of those costs later, but it’s not consistent and leaves them with a lot of risk. Imagine a district financing model, designed right here in Ontario, where the costs of long-term infrastructure are spread over time. Municipal oversight, clearly defined projects, transparent levies, and tying debt to the properties that benefit could make a real difference.

While this approach isn’t a replacement for smarter approvals or better construction financing, it could be a real step forward. For those of us dedicated to helping families find homes and build communities, finding better ways to move projects from the drawing board to reality is close to my heart.
