Like all things in life, preparation is key 🔑

This couldn't be more true in the world of real estate. Jumping straight into the mix without proper prep is a disaster waiting to happen especially if this is your first time purchasing.

So let's get started.

Luckily, the instructions are simple.

First things first, let's set you up with a bank or a mortgage broker to find out more about your purchasing power/overall budget.

Establishing our budget early by getting PRE-APPROVED is THE MOST IMPORTANT STEP in our search process. Getting this done early saves us so much time (and keeps us away from in unnecessary heartbreak and frustrations).

If you're not ready to jump in as a first time home buyer just yet, getting pre-qualified is a great way to find out how much mortgage you 𝘮𝘪𝘨𝘩𝘵 be able to afford.

But remember, just because you got pre-qualified does NOT mean you can skip get the pre-approval process. Since the pre-qualification process is simple and not as extensive as the pre-approval process, numbers given during pre-qualification, more often than not, are ALWAYS subject to change.

The last step in this two step process is to START getting looking for your dream home.

It's no secret ... and I am sure you feel it as much as I do.

Our housing market today feels alive, yet again, and has been for the past several weeks. It has been noticeably busier with sales activity on the rise in all property types across the GTA.

Is the demand back?

Are we heading back to the frenzy or are we there already?

Not quite.

But it is defintiely showing signs of life.

Take a good look at the last slide and check the numbers for yourself. We are visibly getting busier and busier but still no where near the peak.

But with the recent rate announcement, are we making another run for an all time frenzy OR is this just another run-of-the-mill spring market that will eventually even out towards the end of the year?

Toronto is absolutely NO STRANGER to multiple offer scenarios and bidding wars, we all remember the housing market pre-2022, don't we? And with the recent uptick in sales activity across ALL property types, conventional wisdom says that the highest offer gets the home. But let me be the first to tell you, that this ISN'T ALWAYS the case.

So here are a few reasons on why the highest offer might not win:

I. Offer with the highest dollar amount has too many conditions included with their offer.
II. Winning buyers weren't pre-approved prior to submission.
III. Buyers with the accepted offer were not able to fulfill their conditions on time.
IV. Both parties couldn't agree on the closing date.

Let's make sure that we have everything lined up BEFORE submitting our offer. Preparation is key to winning in any kind of market.
