Before You Start: 5 Things You Must Decide First
Most renovation issues are not construction problems.
They are planning problems.
Before any drawings are finalized or work begins, five decisions define how your project will perform:
1. Budget (real, not assumed)
A clear budget determines materials, scope, and feasibility. Without it, every decision becomes reactive — and costly.
2. Scope of work
What exactly is being changed? Layout, structure, systems, finishes — lack of definition here is the primary cause of change orders.
3. Prioritization
Not everything carries equal value. Knowing where to invest — and where not to — prevents overspending without improving results.
4. Timeline tolerance
Every renovation introduces disruption. A realistic timeline aligned with approvals, procurement, and construction prevents rushed decisions.
5. Permits and technical documentation
Overlooking approvals is one of the most common early mistakes. Proper drawings and compliance with building regulations are foundational.
