The GTA housing market continued to shift in August, with sales edging slightly lower year-over-year while available inventory tightened considerably. New and active listings declined much faster than sales, giving buyers fewer options in some neighbourhoods and creating the potential for increased competition as we move into the fall market.

📊 Here’s a snapshot of what happened in August:

➡️ 5,057 home sales — down 2.1% compared to August 2025.

➡️ 12,075 new listings — down 14.1% year-over-year.

➡️ 24,482 active listings — down 11.3%, signalling a noticeable tightening in available inventory.

➡️ $993,410 average selling price — down 2.7% compared to last year.

➡️ 35 days on market (LDOM) — up from 33 days in August 2025.

➡️ 51 days on market (PDOM) — up from 49 days last year, showing buyers are still taking time to make decisions.

💡 What does this mean for you?

For Buyers:
Prices remain below last year’s levels, but with inventory declining and fewer new listings entering the market, the amount of choice available to buyers is beginning to tighten. Being prepared and ready to act on the right property could become increasingly important as competition increases.

For Sellers:
Fewer competing listings may create stronger opportunities heading into the fall market. Strategic pricing, strong presentation, and effective marketing remain essential to attracting serious buyers and positioning your property to stand out.

Bank of Canada Update🚨

No change to interest rates. holding at 2.25%

While Canada’s economy is gradually improving, there are still some challenges:
• Ongoing global uncertainty
• Softer housing activity
• A cooling labour market

Inflation is currently 2.4%, with a short-term increase expected before settling back toward the 2% target.
