The Toronto market closed out 2025 with a slower year-over-year pace as buyers remained cautious and inventory continued to rise. Sales and average price dipped compared to last year, while active listings climbed—creating more choice for buyers and a more competitive landscape for sellers heading into 2026.

➡️ 3,697 home sales — down 8.9% compared to December 2024.
➡️ 5,299 new listings — up 1.8% year-over-year.
➡️ 17,005 active listings — up 17.5%, keeping more options on the market.
➡️ $1,006,735 average selling price — down 5.1% compared to last year.
➡️ 41 days on market (LDOM) — up 13.9%, giving buyers more time to decide.
➡️ 65 days on market (PDOM) — up 18.2%, reflecting a slower overall pace.
