🚨 Selling at the Price You Bought? You’re Still Losing. Here’s Why.

Many sellers believe that if they sell at the same price they bought, they’re breaking even—but the reality is different. Here’s what you’re actually losing:

🔹 Your Deposit – That 20% down payment? Over 4-5 years, it could have been invested elsewhere, generating returns. Instead, it’s locked in the property.

🔹 Fees & Commissions – Realtor fees (typically 5%) and legal costs add up, pushing your break-even point even higher.

🔹 Carrying Costs & Opportunity Cost – Mortgage interest, maintenance, and what you could have earned investing elsewhere all factor in.

🔹 Real Break-Even? 7-10% More Than Purchase Price – Just to cover all these costs, you’d need to sell for at least 7-10% more than what you paid.

Real estate isn’t as predictable as people think. Markets shift, inflation creeps in, and costs add up. Selling at “even” doesn’t mean you actually break even.
