❗️Insulating the ceiling! Much different from the walls, we use wool insulation that’s about R-Value 40. ❗️

💭Difference between wool insulation and urethane is that we need to use a vapour barrier (the plastic you see) and tape any holes in the ceiling to prevent air leaks which can drastically affect the comfort during the seasons.

During this time We took the opportunity to install the braces for the new fan.

❗️Voila! The master bathroom exterior wall insulation video. ❗️

💭Urethane insulation is, in my opinion, the best insulation you can use on the exterior walls, it’ll start small and then expand up to 300% it’s size and fill any holes that you may not see.

💭This creates a leak proof exterior wall with far greater R-Value than your normal wool insulation.

This was the first later installed, following the next videos you will see me add more layers.

On top of that, it’s extremely fun to watch expand on a faster video 🤩

❗️We are back. ❗️

This is an interesting detail, the wall you see here is a mitoyen wall (aka 🎉 Party wall 🎉). Meaning it’s a shared wall between us and the neighbours.

The way this wall built is as follows:

💭Drywall / resilient channel / sono pan / 2x4 wall / sono pan / (this is where the neighbours wall begins) 2x4 wall / sonopan / resilient channel and then drywall.

Few things to note here:

1. The resilient channel is a piece of metal that is installed horizontally in this case that create a small air gab between the sono pan and the drywall, giving the vibration from noise to deafen faster
2. Sono pan is like a huge piece of drywall that green and made out of fibers, this is a great solution to increase the STC rating (sound transmission class) which reduces the amount of noise that can travel through the wall.
3. Doubling the walls creates another air gab also helping with the deafening of sound

🔨 During the demolition we tore this wall apart to reframe and remove old plumbing supplies in the wall.

🌲 On top of reinstalling what was initially there, we also included safe n’ sound sound proofing in the walls to help fill the cavity —- think of a sound wave travelling in the forest, the more obstacles it has, the less far you can hear it.

Part 1 of 2.

🧐 Here we are building out the mezzanine wall, first opening on the right you notice is the actual door entrance.

😬 We do not frame out door opening like standard practice, meaning 2" extra of door width and height, but rather a specific measurement sent to us by  Ez Concept as we're going with casing-less door frames for the whole condo (more on this later).

🔖 This project we are not working with a definitive plan and exact measurements. Which means we need to layout our walls based on the cabinets that are being installed.

This is the time lapse of the closet walls being put up.

💭In this case, we are going with the PAX system from ikea.

💭 Last part of the flooring process was the bathroom. First layers went down but didn’t not screw them in completely so that the plumbing could be installed.

💭 In the shower, we prepared backing on the height of the floor joists to accept the schluter shower base that is predone with a slope in it.

💭 By raising the floor on the mezzanine and keeping the level of the floor at the joist level we are creating a barrier free entrance to the shower.
