🌧️ Rainy day inspections have their advantages.

Nobody loves working in the rain, but for a home inspector, it can provide some pretty useful information.

Instead of just looking at the gutters and downspouts, we get to see them actually working — where water is flowing, where it’s overflowing, whether downspouts are keeping up, and where water is ending up around the home.

Sometimes the best time to find a drainage problem is when Mother Nature turns the system on for us. 🌧️🏠

🏠 Homebuyers — if you’re looking at a house with fiber cement siding, pay close attention to the details.

Fiber cement is a durable exterior cladding, but like any siding system, the installation matters just as much as the material.

Lately, we’ve been seeing a surprising number of homes where the siding itself looks great from a distance, but a closer inspection reveals problems around windows, doors, vents, light fixtures, gas lines and other wall penetrations.

Missing or improper flashing, poorly finished penetrations, and relying on materials like spray foam to seal exterior openings can create opportunities for water to get behind the siding — where the damage may not be visible.

These details are easy to overlook during a showing, especially when the exterior looks freshly finished.

If the home you’re considering has fiber cement siding, don’t just look at the siding — look at how everything passing through it has been detailed.

It’s something we’ve been finding more and more often during inspections.

🏠 Sometimes a roof tells you exactly what it needs.

This asphalt shingle roof had widespread deterioration, numerous previous repairs, damaged and missing shingles, deteriorated roof edges, and areas where the underlying roof decking was visibly damaged.

At this point, more patching isn’t really the answer.

When a roof reaches this condition, replacement provides the opportunity to remove the existing roofing, assess the condition of the roof deck, repair damaged areas, and properly install a new roofing system.

This is exactly why we get on roofs whenever it’s safe to do so. From the ground, a roof can look tired. Up close, you find out how tired. 😬

⚡ This is why we open electrical panels during a home inspection.

We found this conductor with melted and damaged insulation right at the breaker connection during a recent inspection.

Heat damage like this can develop from several conditions, including a loose or poor connection, excessive resistance, or an issue with the circuit/breaker. Whatever the cause, this isn’t something you want to ignore—continued overheating can further damage the conductor, breaker and surrounding components and can create a potential fire hazard.

The panel was recommended for further evaluation and repair by an electrician.

A breaker can look perfectly normal from the front. Sometimes the important stuff is hiding behind the panel cover.

🔥 When was the last time you had your furnace serviced?

Fall is just around the corner, and before we know it, our heating systems will be back to work.

I inspected this furnace earlier this week and found evidence of a condensate leak, corrosion, and debris buildup around the exhaust venting and inducer motor. The inducer was also making a noticeable sloshing sound during operation — a good indication that something wasn’t quite right.

Your furnace can still be producing heat while problems are developing behind the scenes. Regular servicing can help catch issues early, improve reliability, and make sure the system is ready when you actually need it.

🍂 If it’s been a while since your last furnace service, now is a great time to get it done — before the heating season begins.

A little preventative maintenance in the fall can go a long way toward avoiding an inconvenient no-heat call in the middle of winter.

🏠 What is an HRV — and why does it need maintenance?

An HRV (Heat Recovery Ventilator) helps your home breathe. It removes stale, humid indoor air and brings in fresh outdoor air while recovering some of the heat from the outgoing air to improve efficiency.

Like any mechanical system, an HRV needs regular maintenance to work properly. Dirty filters, a plugged exterior intake, or debris buildup inside the unit can restrict airflow and reduce how effectively the system ventilates your home.

A few simple maintenance items can make a big difference:

• Clean or replace the HRV filters as recommended by the manufacturer
• Check and clean the exterior fresh-air intake and exhaust vents
• Keep exterior vents clear of leaves, lint, snow and other debris
• Periodically inspect and clean the HRV core as recommended by the manufacturer

Proper ventilation helps control indoor humidity, remove stale air and maintain better indoor air quality.

🏠 Buying an older home? Don’t forget to check the attic.

One material we occasionally come across during home inspections is vermiculite insulation. While not all vermiculite contains asbestos, some older products have been found to contain asbestos fibres.

The insulation itself isn’t necessarily dangerous if it’s left undisturbed, but renovations, storage, or even regular activity in the attic can disturb the material and release fibres into the air.

During a home inspection, we identify the presence of vermiculite when it’s visible and recommend appropriate next steps. The only way to determine whether it contains asbestos is through laboratory testing.

If you’re purchasing an older home, it’s worth knowing what’s in the attic before planning renovations. A little information now can help you avoid unexpected costs later.
