I’m sure you’ve probably heard this a few times already, but Happy Year New! I wish for you a new year filled with joy, good health and an abundance of (whatever you quantify as) wealth!

With the new year comes renewed excitement for new possibilities, and also reflection on the year that has just concluded. The overall theme for the market in Victoria in 2025 was BALANCED, which was nice to see (and a bit surprising) considering the volatility in the global markets and uncertainty with our neighbours to the south. The local market ended up in roughly the same place it started a year ago. Here are the stats for the last month of 2025.

The condo market in Victoria has been very flat over the past couple of years, so we didn’t confidently know what to expect when we listed my clients’ lovely top floor condo in the Quadra/Hillside area. They did a lot of work to prepare their home for sale: they decluttered, moved furniture and we added some small staging details to make the home pop. At the Saturday open house we had 18 groups through; at the Sunday open house we had 12 groups through. We received an offer that evening and then a 2nd one the next morning. With two offers in hand, we were able to get a sale price over the asking price. With a strong pricing strategy, great staging, and fantastic marketing, we were able to secure an accepted offer in 4 days on the market! I’m so pleased with the result of this sale for my clients! February was another busy month for real estate in Victoria!

From VREB: A total of 528 properties sold in the Victoria Real Estate Board region this February, 12.3% more than the 470 properties sold in February 2024 and 25.1% more than in January 2025. Sales of condominiums were up 26.3% from February 2024 with 192 units sold. Sales of single family homes increased by 4.5% from February 2024 with 234 sold.
