Thanksgiving is a lovely reminder to appreciate the people and little moments that make life so meaningful.

This year, I’m especially grateful for the wonderful people in my life, the friendships I’ve made along the way, and the clients who have trusted me with such important milestones.

One of the greatest joys of my work is the relationships that continue long after the keys have been handed over. Many of those connections have become lasting friendships, and for that, I am truly thankful. ❤️

Victoria has entered a buyer’s market.

September brought a real shift in our local real estate market. A total of 463 homes sold, down 16.4% from last September, while active listings increased to 3,811. That leaves us with 8.2 months of supply and more choice for buyers than we have seen in years.

For buyers, this can mean more breathing room, less pressure and greater negotiating power, particularly in the townhome market.

For sellers, it does not mean homes are not selling. It does mean that realistic pricing and thoughtful presentation matter more than ever.

Prices are also telling a mixed story. The single family benchmark declined by 2%, while the condo benchmark increased by 1%. Every property and neighbourhood is different, which is why it is important to look beyond the overall numbers.

Today, September 30, is the National Day for Truth and Reconciliation and Orange Shirt Day.

We honour the children who never returned home from residential schools, the Survivors, and the families and communities who continue to carry their stories. Every child matters.

Today is a time to listen, learn, and reflect on the part each of us can play in reconciliation. 🧡

❤️ LIZ LOVES LOCAL

This week’s pick is Breakwater Cafe.

I stopped in the other day with a good friend after a lovely walk along Dallas Road and the Breakwater, and I had an amazing breakfast sandwich. Definitely one I would go back for.

I always love finding places like this that make a simple outing feel a little more special. A good walk, good company, and a really good breakfast is a pretty perfect combination.

If you are out enjoying that part of town, this is a great little stop to add to your list.
