One thing I have learned after many years in real estate is that people rarely move simply because they want a different house.

There is usually something else happening.

A first home.

A growing family.

Children leaving home.

Retirement.

A new job.

A relationship change.

A desire to simplify.

A move closer to family.

Or simply the feeling that it is time for something different.

The house may be what is bought or sold, but there is almost always a life transition happening underneath it.

I think that is why I still enjoy this work so much.

I get to help people figure out what comes next.

And sometimes that starts long before anyone is actually ready to put up a For Sale sign.

❤️ **LIZ LOVES LOCAL**

This week’s pick is "Esquimalt Gorge Park".

This is such a lovely spot when you want to get outside without having to go far. There are beautiful pathways along the Gorge Waterway, plenty of green space, Japanese gardens, places to sit and watch the water, and lots to explore at your own pace.

I especially love places like this that you can visit for twenty minutes or spend an entire afternoon enjoying.

It is also a great reminder that some of our best local outings do not have to cost anything.

I have been thinking lately about what really makes a place feel like home.

It is rarely just the house.

It is knowing where you like to get your coffee.

Having a favourite walking route.

Recognizing people in your neighbourhood.

Finding the little local businesses you keep going back to.

Knowing where to go when you need some ocean air.

Those things become part of our everyday lives, and eventually they become part of our story.

Maybe that is why I have always felt that real estate is about so much more than buying and selling property.

We are really helping people decide where the next part of their life is going to happen.

And I still think that is pretty special. ❤️

🏡 What actually makes a home sell?

It is not necessarily the expensive kitchen, the newest flooring or the perfectly landscaped backyard.

Those things can certainly help, but three things matter enormously:

Price. Presentation. Exposure.

A home needs to be priced appropriately for the current market.

It needs to show at its best, both online and in person.

And buyers need to actually see it.

When those three pieces work together, you give your home the best possible chance of attracting the right buyer.

If you are considering selling, even several months from now, I am always happy to talk through what I would recommend for your particular home.

Sometimes knowing what 'not' to spend money on is just as valuable as knowing what to improve.

This week’s pick is Macaulay Point in Esquimalt.

It is one of those places I keep coming back to because there is so much packed into one relatively small area. Ocean views, mountain backdrops, interesting walking paths, historic elements, and lots of places to stop for a few minutes and take in the scenery.

If you have never been to Macaulay Point, add it to your list.

Sometimes I have to remind myself that this is where I actually get to live. 💙

Saxe Point is one of those places that always makes me slow down for a minute and take it all in.

The ocean, the mountains, the fresh air and those incredible views. It is such a beautiful reminder that some of the best parts of living in Greater Victoria are right outside our door.

I spend a lot of time talking about homes in my work, but where we live is about so much more than the house itself.

It is the walk you take after dinner.
The park you escape to when you need some fresh air.
The view that still makes you stop and look.
The little places that start to feel like yours.

That is what makes a community feel like home.
