January 2026 Greater Victoria Market Update

If you’ve been following the headlines, January’s real estate statistics paint a picture of a quieter start to the year — and on paper, that’s true. Sales were down year-over-year and inventory continued to build.

What the numbers don’t fully show, however, is how the month actually unfolded.

January started off slowly (which is typical after the holidays), and that softer pace carried through much of the month. But activity picked up noticeably in the final third of January, with a clear increase in showings, buyer inquiries, and overall engagement. That momentum has carried directly into early February.

In other words, current market activity is busier than the January statistics alone might suggest, and we expect this shift to show more clearly in the February data.

As always, it’s important to look at the numbers and what’s happening on the ground — especially in a market made up of many different micro-markets.
