September Market Update

September brought a noticeable shift in the Greater Victoria real estate market, with slower sales and increased inventory creating more favourable conditions for buyers.

A total of 463 properties sold in September, down 16.4% from September 2025 and 21.7% from August.
• 🏡 Single-family homes: 239 sold (down 17.3% year-over-year)
• 🏢 Condos: 137 sold (down 11%year-over-year)

At the same time, inventory increased. There were 3,811 active listings at the end of September, up 4.1% from August and 3.2% from this time last year.

Benchmark prices in the Victoria Core were:
• 🏡 Single-family homes: $1,280,100 (down 2% year-over-year)
• 🏢 Condos: $547,800 (up 1% year-over-year)

With inventory outpacing sales, September moved into buyer’s market territory, something we haven't seen in Greater Victoria, outside of the early pandemic months, since 2015. One month doesn't necessarily signal a longer-term trend, but it's certainly something to watch as we move through the fall.

For buyers, increased inventory means more choice and potentially more negotiating room. For sellers, pricing, preparation, and understanding the competition are especially important in today's market.
