January numbers are out for Victoria real estate. Short version: more inventory, calmer pace, steadier outcomes.
339 sales. 2,624 active listings. Sales-to-active ratio sitting at the balanced-to-buyer edge.
What it means: buyers have real selection. Sellers face a higher bar - pricing on nostalgia doesn't work when buyers have alternatives.
The hesitation I saw through most of 2025 is starting to wear off. Not a frenzy. More like people deciding they're done waiting for perfect conditions.

Bank of Canada held the rate at 2.25% this morning.

So why does it feel like mortgage rates are still all over the place? Here's the thing most people don't realize: the Bank of Canada rate isn't the only factor lenders look at.

Fixed mortgage rates are tied to bond markets, and bond markets price in uncertainty; trade tensions, inflation risk, global volatility. So even when the overnight rate stays put, your 5-year fixed quote can stay elevated or even climb. It's frustrating if you're trying to budget for a home purchase. You're not imagining it.

Question for buyers: Have you noticed fixed rates staying higher than you expected even though the Bank hasn't moved?
