Some home design choices look great in theory… until you actually have to live with them.

There are certain details I’d think twice about before putting them in my home. Not because they’re always “wrong,” but because they can date a space, make it feel smaller, or simply become frustrating to live with.

Things like grey laminate floors, tiny kitchen pendants, mirrored closet doors, cool white lighting, word-art signs, and too many accent walls can completely change how a room feels. Even small choices, like builder-basic light fixtures or a TV mounted too high, can make a space feel less intentional. For me, good design isn’t about following every trend. It’s about creating a home that feels warm, timeless, functional, and personal. And honestly, sometimes knowing what not to choose is just as valuable as knowing what to choose.

Your first home is not supposed to prove that you made the perfect decision, it is supposed to teach you what actually matters once you become a homeowner.

A lot of first time buyers put pressure on themselves to find the perfect house, renovate everything right away, and make every decision feel permanent. In reality, your first home is usually where you learn the difference between what looked important during the search and what actually matters once you live there.

A few things become much clearer once you own one:

1. You learn what is actually worth spending money on. It is easy to move in with a long list of upgrades, but living in the home for a while gives you a much better sense of what affects your everyday life. Sometimes the kitchen renovation can wait, while better storage, lighting, or a simple coat of paint makes a much bigger difference than expected. Giving yourself time before making major changes can also help you avoid spending money on something you later realize you did not need.

2. You get better at separating wants from real priorities. Every home will have something you would change, and something will eventually need maintenance or repair. That does not mean you made a bad purchase. The important part is learning which issues actually affect the function, safety, or long term value of the home, and which ones are simply cosmetic preferences that can wait.

3. You start thinking beyond the house you are standing in today. Your first home can help you build equity, understand how much maintenance you are comfortable with, and figure out what you would want differently next time. Maybe you realize location matters more than extra square footage, or that you value a better layout more than expensive finishes. Those lessons can make your next purchase much smarter.

Your first home does not need to be your forever home, and it does not need to check every box. It just needs to make sense for your life, your budget, and the stage you are in right now.

The “perfect house” mindset can make you overlook a really good home.

Most properties will ask you to compromise somewhere, so the better question is whether you are compromising on something temporary or something that will bother you for years. Cosmetic updates can usually happen later, while location, layout, commute, and overall affordability deserve much more weight in the decision.

Knowing your priorities before you start touring also makes the process easier. When you already know what truly matters, you are less likely to get distracted by beautiful staging or reject a strong option because of something that is inexpensive to change.

Buying well is not about finding a home with zero flaws, it is about choosing the flaws you can comfortably live with and the fundamentals you do not want to sacrifice.

Thinking of moving to Victoria? Here’s what no one tells you.

People often picture Victoria as one lifestyle: ocean views, cafés, slow mornings, and a quieter pace. But where you live in Greater Victoria completely changes what daily life actually feels like.

🌊 Downtown / Fairfield
Best if you want walkability and easy access to restaurants, shops, nightlife, parks, and the waterfront. Fairfield feels quieter while still keeping you close to the core.

🌳 Oak Bay
Older homes, mature trees, beaches, Oak Bay Village, and a more established residential feel. It is close to the city but still feels separate from it.

⚓ Sidney
A walkable coastal community with cafés, shops, restaurants, and waterfront access, plus convenient proximity to the airport and Swartz Bay ferry terminal.

🌲 East Saanich
Think Gordon Head, Cadboro Bay, and Cordova Bay. More space, quieter streets, parks, and beaches, but less walkability than the central areas.

🌿 Deep Cove / North Saanich
Larger properties, farms, forests, waterfront, and lower density living. Great for more privacy, but everyday errands usually mean driving.

🚲 Esquimalt
Close to Victoria with a more casual, community focused feel, waterfront parks, everyday amenities, and relatively easy access downtown.

🏡 Langford / Colwood
More newer construction, family oriented development, and generally more space. The tradeoff is being farther from the traditional Victoria core and often having a longer commute.

The right area depends on the lifestyle you actually want, not just the house you like.

10 years ago, I was making strides in my real estate career and I thought that was it. Everything was about the "next deal" and my life was built around one thing: the business.

If you told me I'd be a mom of 2 selling real estate while building a tech company from ground up, I wouldn't have believed you. But I don't think 2016 me knew I would have the courage to start something in an unfamiliar space in my 40s.

I believe you have to go to one place, to get to the next... so here's to the next season, new adventures and making 2026 me proud when I look back in another 10 years.

Keep chasing and building.

Your home can quietly drain your attention long before you realize what is doing it.

A space does not have to be visibly messy to feel exhausting. Sometimes it is the collection of small things you keep walking past every day, the repair you have been meaning to handle, the drawer you avoid opening, or the corner that never quite feels finished. None of those things seem major on their own, but together they can create constant background friction.

A few things worth paying attention to:

1. The things you ignore still take up mental space. Every broken item, unfinished task, or cluttered area becomes another small reminder that something needs your attention. Taking care of one of those things can make the room feel lighter because there is simply less competing for your focus.

2. The spaces you use most deserve the most attention. Your entrance, bedroom, kitchen, and work area affect your routines every single day, so making those spaces easier to move through and maintain can have a bigger impact than decorating a room you barely use.

3. Your home should make good habits easier. When important areas are clear, functional, and intentionally arranged, you remove some of the friction that makes everyday tasks feel harder. The goal is not to create a perfect house, it is to create an environment that supports the way you actually want to live.

You do not have to reset the entire home at once, start with the one area you keep noticing and make that feel better first.

Imagine coming home to this... 👇

A beautiful home, plenty of space, and horses in the backyard? Yup, this is not your typical Victoria property.

We had the chance to tour this special property and what stood out right away was how naturally the home and the surrounding land come together. There’s a sense of privacy and space here that’s hard to appreciate until you’re actually walking through it, with the added charm of having horses right on the property.

I've been thinking lately about how crazy this business is...

You meet someone at one point in their life, and then somehow you get to watch their entire story unfold. Maybe you helped them find their first rental. Then a few years later, you’re helping them buy their first home. Then they have a baby, the family grows, and suddenly you’re talking about schools, bedrooms, backyards and finding a home that fits this new chapter.

And while all of that is happening for them, my own life is changing too.

The business grows. I grow. My priorities change. My family changes. The way I see success changes. Yet somehow, some of the same people continue to show up throughout all of it.

That’s the part I never really expected when I started in real estate. I thought I was building a career helping people with real estate, I didn’t realize I’d be building relationships that would last long enough to watch people’s lives change while they watched mine change too.

And honestly, that’s pretty damn cool.
