Before you buy that house, count how many garage doors are open in the neighbourhood.

Here are 5 reasons why:

1️⃣ It shows how connected the neighbours are.

Open garage doors often mean people are outside working on projects, talking with neighbours, or watching their kids play. It's usually a sign of a community where people actually know each other.

2️⃣ You'll see how people really use the neighbourhood.

Are families riding bikes? Are kids playing street hockey? Are people walking their dogs? A neighbourhood feels very different when people spend time outside instead of staying behind closed doors.

3️⃣ It gives you a better sense of safety.

While it's never a guarantee, people are generally more comfortable leaving their garage open when they feel secure. It can be one small indicator of how residents feel about the area.

4️⃣ It reveals pride of ownership.

Open garages can give you a glimpse into how people maintain their homes, whether they're working on projects, keeping things organized, or simply taking care of their property. It often reflects homeowners who are invested in their community.

This really hit me hard...

I realized there are only 18 summers with my kids until they’re grown up. The best times of our lives won’t be measured by how many deals we closed, how much money we made, or how successful we become. It’ll be the little moments we got to experience together.

The late nights, the family trips, the random adventures, the laughter, and the days when we had nowhere to be except together.

I’ll always want to build, grow and chase bigger goals. But I never want to be so busy building a successful life that I miss the life I’m building it for.

Because the business will still be there tomorrow.

Their childhood won’t.

Before you make an offer on a home, drive by it at 7 AM, 3 PM, and 9 PM...

Most buyers only see a home during a scheduled showing. That's when the lights are on, the house is spotless, and the street is at its quietest. But you're not just buying the home, you're buying the neighbourhood.

Here's why those three drive-bys matter:

7 AM: See what the morning commute is really like. Is traffic backed up? Are there school drop-offs, train noise, or commercial activity you didn't notice?

3 PM: Watch how the neighbourhood changes after school. Are kids playing outside? Is parking impossible? Do nearby businesses create extra traffic?

9 PM: Experience the area at night. Is it peaceful, or are there loud neighbours, parties, bright lights, or late-night traffic?

A home can be renovated. A neighbourhood can't. Spend 30 extra minutes before making one of the biggest purchases of your life, you might save yourself years of regret.

10 things I'd tell every woman in her 30s.

1. Start before you feel ready. I built a real estate career, started a tech company, and became a mom without ever feeling 100% prepared. Confidence comes after you begin.

2. Invest in assets, not appearances. A home. A business. Your education. These will keep paying you long after trends fade.

3. Choose a partner who celebrates your ambition. Marriage is easier when you're building the same future, not competing for it.

4. Success takes longer than social media makes it look. The wins people see today are usually built on years of quiet work, setbacks, and persistence.

5. Protect your time. You don't need to say yes to every opportunity. The more responsibilities you have, the more intentional you need to become.

6. Your health is your foundation. You can't pour into your family, your clients, or your business if you're constantly running on empty. Prioritize sleep, movement, and strength.

7. Build relationships before you need them. Your reputation and network will open more doors than any marketing strategy ever will.

8. Being a mom doesn't end your ambition—it changes how you define success. You can build a business and raise a family. It won't always be balanced, but it can be worth it.

9. Take more risks than feels comfortable. The opportunities that changed my life all started with uncertainty.

10. The biggest regret isn't failing, it's wondering what would've happened if you had tried. Launch the business. Buy the investment property. Make the call. Bet on yourself.

I swear real estate has its own secret language.

After years of reading listings and touring homes, I've learned that what we say isn't always what people hear.

"Peek a boo" water view could mean
"Charming" could mean it's 150 years old
"Needs TLC" usually means you'll want to budget more than just a fresh coat of paint.

The key is knowing how to read between the lines so you know what you're actually walking into. The better you understand the language, the better decisions you'll make when it's time to buy.

I have never told anyone this but...

1. I don't really know who I am anymore

When I became a Realtor, I worked so hard to build my identity as the "IT Realtor." Fast forward 13 years: I'm now a mom, and my identity is definitely shifting. I just don't know how to navigate it, or how to show people who I am now. Real estate and motherhood are both full-time jobs, and somewhere in between the two, things got blurry. I don't have hobbies. When I have spare time, I work. So... am I just a busy Realtor mom now? Is that who I am?

2. I'm turning 40 and scared that I'm a bad mom

Time is flying right now. I look at my kids and see how fast they're growing, and I realize I might only have 10 years or less where they actually *want* to hang out with me. That terrifies me because I'm also at the busiest point of my career. I'm worried I'll look back and regret being so busy during these precious years. But I'd also regret not chasing my dreams with work. I genuinely love what I do, and I don't want to have to sacrifice it. It's a total catch-22, and I haven't figured it out yet.

2. I'm never really present for anything

I always have ten million thoughts in my head. Great thoughts but constant. What's going on with every single client. What's going on with my kids. What I'm making for dinner. The school forms that need to be filled out. The clothes I need to buy them. The oil change my car is overdue for. All. The. Things. Sometimes I'll be mid-conversation with my husband and he'll realize I haven't heard a word. He'll ask me what he just said... and I can't answer, because I genuinely wasn't listening.

3. I have no work life balance

I always tell people I value work-life balance (I'm a Libra, after all). But most nights, you'll find me back on my computer after the kids go to bed, working until it's time to sleep. I can't seem to shut it off. Maybe it's because I'm truly passionate about what I do, when I'm in the zone, it's hard to stop.
