We will rebuild! But it may be time to hunker down for a couple months. Victoria BC showing 936 active listings right now compared to 1,836 this month last year. Continued lack of supply for buyers, but if you are quick to act on a new listing and are pre-qualified to buy, it may still turn out well. Mtg. rates still at all time lows...5 yr. variable in the range of 0.95 to 1.6%

As British Columbia works to rebuild and repair supply lines, building material delays are expected to impact residential construction projects across the province.

Then there is the bottom up effect. One example...For those who want to move up from a condo to SFH, the single family home price increase has outpaced the condo. If the condo seller can't afford the difference, then they stay where they are. When listing and sales activity is stifled at the lower market level, it can reverberate throughout the chain. This article mentions moving sideways in Van is becoming a challenge. Buy Victoria? Victoria Oct. 2021 stats show continued shortage of inventory. Active listings down 49%. New listings and unconditional sales down 25% but prices still edging north after approx. 25% equity gain in last 12 mo. Multiple offers continuing but notably strong in the 1 bedroom condo category.

As Vancouver goes, Victoria generally follows. Some buyers are opting out, projecting the bubble is about to burst. Who's crystal ball is correct? As long as demand exceeds supply, it's logical that prices will continue to rise. Historically low Mtg. rates also fuel the market. (no indication of any increases until possibly end 2022) If you're considering a purchase or moving up or down, please reach out for Victoria average and median pricing.

The cost of homes in Greater Vancouver are expected to keep rising through the rest of 2021.
