**January 2026 Greater Victoria Market Update**

January’s numbers show a market that continues to hold its pricing, but with noticeably slower overall activity.

**Single Family Homes**
The average sale price came in at $1,328,518, up 3.8% year over year. Sales volume, however, dropped to 144 properties sold, down 21.7% compared to last January. Homes sold at an average of 97.8% of list price, suggesting buyers are still engaged, but far more selective.

**Condominiums**
Condo prices also moved higher, with an average sale price of $667,906, up 6.7% year over year. Sales volume declined more sharply here, with 109 units sold, down 25.3%. Despite fewer sales, condos are still selling close to the list price at 98.2%.

What this tells us is that pricing strength remains, but demand is more cautious. Buyers are taking their time, scrutinizing value, and being far more property specific. This is not a fast or emotional market, and broad headlines don’t tell the full story.
