Hey everyone Lyle Magnuson here with Magnuson Realty.

Just a quick video today here I'm in the North Industrial subdivision here in the town of Vulcan
I just wanted to let you know about this opportunity here.

The town's got about a dozen lots or so listed for sale.

They average about thirty thousand eight hundred per acre and there's a few smaller lots and there's a few bigger lots but on average thirty thousand eight hundred dollars per acre.

Each of these lots has a ten inch water line at the street and sewer services so they aren't individually serviced just at the at the street that water line and the sewer line is there.

The reason they didn't service each lot because we don't know if someone's gonna put like just a little shop you know with one washroom then they just need a smaller line or if someone's gonna buy several lots and have a larger manufacturing facility.

So that's why things are set up this way.

But like I said, a ten inch water line in front for all the lots and sewer services.

As far as natural gas and electricity it is part of an existing subdivision so services aren't that far away.

It's just that these lots happen to be new now.

It is a hundred kilometers from Lethbridge and hundred and twenty from Calgary.

This is a pretty affordable opportunity here for someone wanting to set up business in a small town.

Now when someone buys a lot they have one year within the date of purchase to reach a development agreement with the town of Vulcan.

And then a year after that to get shovels in the ground and start construction.

Otherwise the town has the option to buy that property back at 85 percent of the purchase price.

The reason for this is that the town invested the money to service these lots and we want to see businesses in town.

Real Estate Contract: Know the Difference - Terms vs Conditions!

Hi there my name is Lyle Magnuson, I'm a real estate broker with Magnuson Realty here in the town of Vulcan.

I have over 23 years of real estate experience helping buyers and sellers here in southern Alberta.

Today I want to clear up a common question that I hear all the time.

What is the difference between a term and a condition when it comes to the real estate contract?

So, let's go ahead and break it down.

First up a condition.

A condition is something that must happen before the sale becomes final.

Think of things like getting financial approval, buyer satisfaction of a home inspection, or selling the buyer's current home.

If the condition isn't met by the deadline the deal can fall apart.

No harm, no foul everybody walks away and the buyer usually gets their deposit back.

So, now let's talk about terms.

A term is basically something both parties agree to but it doesn't affect whether the deal goes firm or through.

Think of it more like a to-do list.

For example the buyer agrees to repair the back step before possession.

That is a term and it's enforceable but the deal still moves forward.

So, basically here's the big takeaway - Conditions are deal breakers, while terms are deal shapers.

Here’s a look at what’s happening in our local real estate market this week:

🏠 Town of Vulcan – 20 residential homes currently listed, ranging from 7 days to 146 days on the market.

🏘 Village of Champion – 9 homes available, with days on market from 28 to 266 days.

🏡 Carmangay – 3 homes currently for sale.

🏠 Village of Lomond – 2 residences on the market.

🏡 Village of Milo – 1 listing available.

🏠 Village of Arrowwood – 1 home on the market, currently pending an offer.

🌾 Village of Mossleigh – no active residential listings at this time.

Overall, inventory levels have remained fairly steady over the past few weeks. We’re seeing signs of a more balanced market, which is positive news for buyers, while creating a bit more competition among sellers.
