How did February shake out? 🤔

The past month, we saw 953 listings go live on MLS in the Hamilton-Burlington areas. This number is down 32% compared to the same time in February 2022. Of these new listings, 581 are still active, 87 are conditionally sold and 247 are sold firm. Also, the average listing price of these homes sat at $1,050,276. In 2022, this average listing price for new listings during the same month sat at $994,201.

There were 597 sales that took place this past month. Of these sold homes, the average sale price was $874,690 with an average of 30 days on the market. This same month in 2022 there were 1039 sales with an average sale price of $1,115,227. Important to remember the craziness we experienced in February 2022 with insane sale prices, offers, showings etc.

These numbers could seem negative but this is a much more balanced, sustainable market 👍

Let’s review how the first month of 2023 closed out... 💭

➡️ There were 477 sales of residential properties within the Hamilton-Burlington areas in January!
➡️ January ended off with an average sale price of $787,667. Swipe through for each areas individual sale price and stats.
➡️ What about the lowest sale price last month? $305,000 for a detached home in East Hamilton - this sold above list price. Highest sale price last month? $3,300,000 for a home in South Burlington - this one sold under the list price.
➡️ 915 listings went active on the real estate board during the month.

How do these stats compare to the same time last year...
➡️ In January 2022, there were more sales with a total of 597.
➡️ Average sale price is down 26.60% year over year as January 2022 sat at $1,073,181. However… we can all remember the early months of 2022 and recall how insane the offers were getting. This year, we are in a much more sustainable and balanced market.
➡️ Lowest sale price was $212,000 for a condo in West Hamilton and the highest sale price was $5,280,000 for a 5000+ sq. ft. Burlington home.
➡️ And, 730 listings went active on the real estate board.

✔️ Average list price for October in the Hamilton-Burlington areas sat at $909,433 (October 2021 = $857,859)

✔️ Average sale price = $873,284 (October 2021 = $929,141)

✔️ Days on market for October was 29 days (October 2021 = 12 days on market!)

✔️ There were 623 residential sales for the month (October 2021 = 1057 sales)

✔️ And, there were 1263 listings that commenced this month. Of these listings, 876 are still active, 80 conditionally sold, 198 sold firm, 12 suspended, 94 cancelled and 3 expired (October 2021 = 1132 listings that went live)

We can't believe it's already that time of year! Please join us on Saturday, November 12th from 10 a.m. to 12 p.m. for our 8th Annual Coat Drive.

Help us fill our moving truck in support of The Good Shepherd Centre. We'll be in our parking lot in Waterdown accepting new or gently used coats and other winter items! Our team members will be on hand to help unload any donations from your vehicle.

If you're unable to make it the day of but still want to donate, there are 2 options for drop-off...

1️⃣ We will have a donation bin in front of our Waterdown office during office hours (9 a.m. - 5 p.m.)
2️⃣ Or, drop by our Hamilton office (303 James Street North) with your donations. Office hours at 8:30 a.m. - 4:30 p.m.
