Reposted: City of Waterloo Increases Development Charges for New Homes

The City of Waterloo has approved a new Development Charge bylaw, increasing fees for new residential construction. Development charges are used to help fund infrastructure such as roads, water services, and emergency services.

Key increases include:
12.9% for single and semi-detached homes
20.5% for apartments with three bedrooms or less
12% for apartments with four bedrooms or more
22.2% for multi-unit developments (e.g., townhomes)

These increases are expected to raise upfront costs for builders and developers, which may ultimately be passed on to homebuyers. Combined with ongoing delays tied to regional water capacity constraints, there are concerns within the development community that higher costs could impact project viability and slow the pace of new housing supply.

Brian Santos, a member of Cornerstone’s Government Relations Committee, spoke to CTV Kitchener last week regarding the increase.

New rates will take effect on April 1.
