WATERLOO REGION MARKET WATCH OCTOBER 2025

In October, 569 homes were sold across the Waterloo Region through the MLS® System of the Cornerstone Association of REALTORS®, marking a 6.7% decrease from October 2024 and 18.4% below the 10-year average for the month. Despite sales being slower than usual, activity picked up from September, supported by more listings and easing borrowing costs, giving buyers greater opportunity and choice.

Home sales slowed slightly last month, with 569 homes sold — down 6.7% year-over-year — but activity is picking up as borrowing costs ease and more listings hit the market.
🏡 Average Sale Prices:
• Detached — 💲842,907 (↓4.8%)
• Townhouse — 💲593,652 (↓8.2%)
• Condo — 💲433,746 (↓10.2%)
• Semi-detached — 💲573,332 (↓11.9%)
➡ Overall average: 💲734,928 (↓5.6%)
📈 Inventory Update:
• 1,236 new listings (+7.2% YoY)
• 2,056 active listings (+23.6%)
• 3.9 months of supply (condos leading with 7.6 months)
• Homes took an average of 31 days to sell
💬 With the Bank of Canada’s 0.25% rate cut and rates expected to hold steady, coupled with increased inventory, this is a good time for Buyer's to start exploring the market.

644 homes were sold last month — steady compared to July 2024, but 14.3% below the 10-year average. Prices continue to adjust across all home types, with the average home selling for $735,082, down 6% year-over-year.
📊 Detached: $857K (-6.2%)
🏘️ Townhouse: $603K (-2.8%)
🏢 Condo: $415K (-16.7%)
🏠 Semi: $645K (-3.3%)
With more listings, stable rates, and longer days on market (32 days vs. 22 last year), buyers now have more breathing room to make informed decisions.
