I support the policy as a positive step towards helping more Canadians achieve homeownership. However, the policy should be expanded to include resale homes, ensuring that more families have access to suitable housing options.

There are some downsides and limitations the media omits however. Let me guide you or a loved one through the process.

The policy only applies to first-time homebuyers purchasing newly built homes only.
The policy allows first-time buyers to extend their amortization period to 30 years, up from 25 years on insured mortgages.
It only applies to newly built homes priced less than 1M
The policy will decrease monthly mortgage payments but increase the total amount paid over the term of the mortgage.
Insured mortgage holders taking advantage of the 30-year amortization period will be required to pay an additional 0.2 percent premium.

AUGUST HOME SALES SET ANOTHER RECORD

August 2020 had 686 residential homes sold through MLS, the most ever recorded for the month and an increase of 48 % from last August. The previous ten-year average number of residential sales for August is 470. August sales represented an 8% decrease from July.
Buyers have had to act quickly as demand has been higher than supply.

Total residential sales in August included 433 detached homes (up 61.5 % from August 2019), and 79 condominium apartments (up 38.5 %). Sales also included 138 townhouses (up 40 %) and 39 semi-detached homes sales remained the change.

The average sale price of all residential properties sold in August increased 21 % to $634,409 compared to the same month last year, while detached homes sold for an average price of $734,427 an increase of 18.9 %. During this same period, the average sale price for an apartment-style condominium was $386,972 for an increase of 16 %. Townhomes and semis sold for an average of $495,932 (up 18.3 %) and $535,330 (up 21.1 %) respectively.

The median price of all residential properties sold in August increased 20.8 % to $597,955 and the median price of a detached home during the same period increased 17.4 % to $675,000.

The average days to sell in August was 16 days, compared to 26 days in August 2019.

COMPETITIVE MARKET LEADS TO HUGE PRICE GAINS IN JULY

Just like the summer has been, the KW market is hot. As the city is opening up, home buyers and sellers are out and active after months of cautious uncertainty.
734 residential homes sold through Kitchener-Waterloo MLS in July, an increase of 25.7 % compared to the same month last year, and well above the previous ten-year average for July of 531.
The average sale price of all residential properties sold in July increased 22.8% to $639,814 compared to the same month last year, while detached homes sold for an average price of $745,149 up 21.4%. During this same period, the average sale price for an apartment-style condominium was $392,770 for an increase of 15.2%. Townhomes and semis sold for an average of $465,756 (up 12.8%) and $522,872 (up 20.4%) respectively.
Competition is strong in the mid to lower price range as first time buyers look to find their starter home. Mortgage rates are still at near-record-low levels, increasing confidence.
The total number of homes available for sale in active status at the end of July was 592, a decrease of 32.6 % compared to July of last year.
Total residential sales in July included 464 detached homes (up 39.3% from July 2019), and 65 condominium apartments (up 3.2%). Sales also included 153 townhouses (up 4.8 %) and 52 semi-detached homes (up 23.8%).
Expect to see strong home buyer demand going into the fall.

Strong Home Sales in K-W in February!!

There were 467 residential homes sold through MLS® in February, an increase of 36.5% compared Feb. 2019, and 15.3% above the previous 10-year average.The average days to sell in February was 17 days, compared to 26 days in February 2019.
Total residential sales in February included 272 detached homes (up 52%), and 62 condominium units (up 14.8%) which includes any property regardless of style (i.e. semis, townhomes, apartment, detached etc.). Sales also included 32 semi-detached homes (up 33.3%) and 101 freehold townhouses (up 18.8%).
The average sale price of all residential properties sold in February increased 16.3% to $571,023 compared to the same month last year, while detached homes sold for an average price of $673,825 an increase of 13.2%. During this same period, the average sale price for an apartment-style condominium was $371,923 for an increase of 16.4%. Townhomes and semis sold for an average of $443,382 (up 12.9%) and $485,831 (up 8.4%) respectively.
The median price of all residential properties sold in February increased 18.2 per cent to $550,050 and the median price of a detached home during the same period increased 18.6 per cent to $630,000.
REALTORS® listed 609 residential properties in KW and area last month, an increase of 7.8% compared to February of 2019, and a decrease of 5.9% in comparison to the previous ten-year average for February. The total number of homes available for sale in active status at the end of February was 447, a decrease of 39.4% compared to February of last year, and 62% below the previous ten-year average of 1,179 listings for February.

Three Kitchener-Waterloo Charities Receive REALTORS® Care Foundation Grants. On Thursday, January 23, Kitchener-Waterloo Association of REALTORS® (KWAR) visited three local charities to deliver cheques totalling $20,586.20

Habitat for Humanity Waterloo Region, Lutherwood – Safe Haven Youth Services, and YW Kitchener-Waterloo were the successful recipients of KWAR’s 2019 grant through the Ontario REALTORS® Care Foundation with each charity receiving a donation of $6,862. This annual donation is just one of the many ways local Realtors contribute to the community throughout the year!

The average sale price of all residential properties sold in 2019 increased 9.3% to $527,718 compared to 2018.
• Detached homes sold for an average price of $614,743, up 7.1%.
• Apartment style condominium was 332,409 up 9.6%
• Townhomes and semis sold for an average of $409,979 (up 10 %) and $439,844 (up 11%) respectively.

The median price of all residential properties sold last year increased 10.1 per cent to $490,000 and the median price of a detached home during the same period increased 8.6 per cent to $570,000.

Kitchener has seen a 15.9% year-over-year rent increase, bringing the median monthly rent for a one-bedroom apartment to $1,310/mth. This puts Kitchener 7th in a list that includes 24 of the most populous Canadian metropolitan areas surveyed.
Two-bedroom units climbed 8.7 per cent to $1,500.

Still well below the median price of $2,300 for a one bedroom in Toronto (followed by Vancouver at $2,200) it shows a growing gap between affordability and availability Waterloo Region.

KW Home Sales Strong in July!

In July, 586 residential properties sold in the KW area which translates to a 15.1% increase from July 2018.

Of the total, 322 were detached homes (up 16.4%), 148 townhouses (up 45.1%), 42 semis (down 22.2 %) and 62 condo apartments (down 6.1%).

The median price of all residential properties sold last month increased 10.8% to $489,450 and the median price of a detached home during the same period increased by 8.8% to $575,750. The average price of all property types was up 9.3% to $521,101 compared to July 2018, with townhomes showing the greatest average rise of 17%, at $414,062, then condo apartments $339,137 for an increase of 15.9%.

There was a total of 844 residential properties listed in K-W and area last month, up 12.8% compared to July of 2018. The average days it took to sell a home was 22 days - the same it took in July 2018.

There’a a strong consumer demand that is making this summer a busier market than normal for this time of year.
