Waterloo Region home sales increased 9.8% month-over-month.
The number of newly listed properties increased by 3.9% on a month-over-month basis. In Kitchener-Waterloo, the MLS® Home Price Index (HPI) was $649,200 in May 2026, a decrease of 0.2% month-over-month and a 6.5 % decline on a year-over-year basis. In Cambridge, the HPI was $676,100, which was a 1.4% decrease month-over-month and a drop of 7.2% on a year-over-year basis. The supply of inventory across the market decreased 9.1% on a year-over-year basis, and there was a 4.0-month supply of all property types by the end of May, which was 4.8% lower than in May 2025.

Waterloo Region Area Highlights for the Month of March:

Waterloo Region home sales increased 39.4% month-over-month.

The number of newly listed properties increased by 44.8% on a month-over-month basis.

In Kitchener-Waterloo, the MLS® Home Price Index (HPI) increased by 0.5% month-over-month and declined 8.8% on a year-over-year basis.

In Cambridge, the HPI decreased by 1.0% month-over-month and was down 7.7% on a year-over-year basis.

The supply of inventory across the market decreased 11.6% on a year-over-year basis, resulting in a 2.9-month supply of all property types by the end of March, which was similar to levels reported in March 2025.

Avg. sale price of Single Family home was $859,379, avg. days on market 27.

Avg. sale price of Townhouse/Condo was $516,774 and avg. days on market 34.

Total inventory of single family homes at the end of March is 677.

Total inventory of Townhouse/condos at the end of March is 805.
