Number of Homes Available for Sale in Waterloo Region Reaches its Highest Level in Nine Years

The housing market in Waterloo Region is experiencing a shift, with cooling sales and inventory levels at their highest point since 2015; the market is now favouring home buyers.

This March sales in Waterloo Region cooled with only 459 homes being sold, a 23.1 % decrease from last year, and a 45.2% decrease from homes that sold in the previous ten years. With 1180 new listings coming on the market in March, inventory reached a nine year high with 1,700 homes available for sale at the end of March, 58.4 % more than last year and 72.9 % above the previous ten-year average.

While Trump tariffs had many home buyers waiting out uncertainty at the sidelines, for those on solid financial position there could be a silver lining. In a market with high inventory levels, low interest rates, and falling prices; home buyers the have opportunity to avoid bidding wars, negotiate great prices, and get into neighbourhoods typically in high demand. Sellers wanting to upsize can also benefit, as the advantages gained from buying in this market tend to outweigh any negatives from selling.

First time buyers may want to look towards the condo market for buying opportunities, with low interest rates, falling prices, and staggering 6.9 months’ supply of inventory of condo apartments.

While there is no crystal ball that will tell us when the markets will rebound. In a slow market there is always the opportunity for gain for those who are decisive, and are in the position to take short-term risks for long-term gain.

Cooling Market Signals Opportunities for Buyers

While the sale of homes overall was down 5.3% from last August, detached homes continue to be in demand; reflected by an increase in sales of 6% year-over-year. Market stability, and dropping interest rates have spurred buyers to take advantage of the summer slow down to purchase homes in this preferred segment of the market.

Increased inventory, and longer days on the market might not be a buying opportunity that last long. Buyers moving into the market to take advantage of lower interest rates could push prices up.
