Overall however the market is still operating at a slower pace than we're accustomed to seeing this time of year. Compared to May 2025, sales were down 7.8% and new listing inventory fell by 13.1%.

Prices remain 5.8% below last year's levels, but have shown remarkable stability throughout 2026. With supply and demand remaining largely in balance, the market continues to offer opportunities for both buyers and sellers as we move into the summer months.

Unfavourable weather conditions were likely a major contributor to the slow start,โ„๏ธ but early indicators suggest momentum is beginning to build, with sales activity starting to improve just over a week into February.

Although the average sale price across all residential property types declined 2.5%๐Ÿ“‰ compared to last year, prices did edge upward on a month-over-month basis. This subtle shift has many anticipating a more active market as we move into February and March.

We continued to see the housing market cool in Novemberโ„๏ธ with sales down ๐Ÿ“‰ nearly 15 percent year over year and prices adjusting in response. While some slowdown is typical for this time of year, softer demand has pushed inventory levels higher than weโ€™ve seen in quite a while.
