BIG CHANGES THIS AUGUST IN WATERLOO REGION REAL ESTATE!

Waterloo Region as we know it today started out from the humblest of beginnings – a smattering of farming communities spread out across the central portion of the Grand River watershed in the early 1800s. From there, we’ve grown to a total of over 625,000 residents, concentrated overwhelmingly in the major population centres of Kitchener, Waterloo and Cambridge. And, just as the Region itself has adapted over the years to streamline local government for its citizens (the amalgamation of Hespeler, Preston and Galt into the City of Cambridge in 1973, and the formation of the Regional Municipality of Waterloo in the same year), local professional bodies are coming together today to better serve the needs of our residents.

As of the beginning of this month, the Kitchener Waterloo Association of Realtors and the Cambridge Association of Realtors are no more – replaced by the Waterloo Region Association of Realtors. This new administrative body encompasses nearly 2,500 members, all of whom now share access to one of the most advanced data-gathering systems in the business. As members of the newly formed WRAR, we at Chestnut Park West aim now (as always) to provide our clients with the most up to date and accurate information on all goings on in the world of real estate across Waterloo Region.

I wanted to ensure that readers were fully up to speed on the recent merger before passing along the most recent market update, as the combination of information from what were previously two independent markets (Kitchener-Waterloo and Cambridge) does have an impact on the data we receive every month. If you’ve been following the market over the past number of months or years, you’ll know that statistics are typically presented in a year-over-year format. For example, this past June, the average sale price of a home in Kitchener-Waterloo was $791,674 – which we know was a 4.2% increase over the June 2021 figure of $759,115. However, post-merger, the metrics have changed.

GUTTER AND DOWNSPOUT RUNOFF DRAINAGE TIPS

It's finally Raining here in Waterloo Region, so while our lawns take in a watering, here are some useful tips to keep your Gutter & Downspout Runnoff Draining well.

1. Clean your Gutters often: This one comes as no surprise but it's a hurdle for a lot of us to remember to find the time. Simply brushing out excess leaves, dirt, etc will help keep the gutters flowing well

2. Install gutter guards: Gutter Guards keep the leaves and sticks out of your gutters but even if you have these installed, inspect them regularly to make sure things are working as they should

3. Extend your Downspouts: Keep the runnoff away from your foundation by extending your downspouts away from the house. Use landscaping to hide the extra equipment

4. Check for Low spots around your home: If you find any of these, fill them as soon as possible to prevent pooling

5. Collect rainwater for use in your gardens or on your lawn: This solution not only helps reduce the amount of water sitting at your foundation, but also helps to save water by providing hydration for your gardens

April 2022 K/W Market Stats

The market is going through a small correction. With COVID in the rear view mirror and Interest Rates on the rise, housing sales and prices are falling. Home sales are down 25% from April 2021, down 13.4% from March 2022 and the Average Price of all homes has decreased to $907,205. this is a 19.6% decrease over April 2021 and a decrease of 5.5% over March 2022.

Detached Average: 1,060,992 up 18 Percent from 2021, down 6.4% from March 2022

Condo Average: $600,291, an increase of 35.3 from 2021, down 6% from March 2022.

Townhome Average: $763,422 an increase of 24.5%, down 4.1% from March 2022.

Semi-Detached: 785,394, up 20.4%, down 10.5 percent from March 2022.

With another rate hike expected in June, we may see continued downward pressure on home sales as well as prices in the upcoming months.
