Home Sales – Kitchener-Waterloo – 2019

Happy New Year and all the best for 2020

We experienced a steadfast pace of home sales in 2019. Annual home sales in Kitchener-Waterloo hit nearly 6000 sales transactions!

Total residential sales in 2019 included 3,590 detached (up 5.9 per cent), and 648 condominium units (down 7.8 per cent) which includes any property regardless of style (i.e. semis, townhomes, apartment, detached etc.). Sales also included 421 semi-detached homes (down 0.7 per cent) and 1,266 freehold townhouses (down 3.7 per cent)
The median price of all residential properties sold last year increased 10.1 per cent to $490,000 and the median price of a detached home during the same period increased 8.6 per cent to $570,000
The lack of supply was still an issue for first time buyers and those attempting to move-up from their current residence or downsize in 2019. This will continue to be a challenge in 2020.
With interest rates expected to stay low in the year ahead and combining this with Waterloo region’s ongoing growth……2020 is expected be a very strong year for home sales in the region.

November Home Sales Update:

November 2019 - 424 residential properties sold in November, a decrease of 12.4 per cent compared to the same month last year.

Home sales in November included 265 detached (down 1.5 per cent), and 46 condominium apartments (down 28.1 per cent). Sales also included 75 townhouses (down 38.5 per cent) and 38 semi-detached homes (up 31 per cent).

Families are moving to this area from other places and this is continuing to be a significant factor for our market. These buyers are selling wherever they are coming from and buying here, removing homes from the inventory but not putting anything in.

This has pushed up prices by decreasing inventory while the demand is still so strong.

This price growth is such a strong indicator of the success of the local economy and the overall business investment in the area as factors contributing to the continuing state of demand for homes outpacing inventory.

STRONG HOME SALES CONTINUE in October

KITCHENER-WATERLOO, ON

In the month of October, 538 residential properties sold through the Multiple Listing System - an increase of 4.1 per cent compared to the same month last year.

Home sales in October included 334 detached (up 11.3 per cent), and 65 condominium apartments (up 1.6 per cent). Sales also included 108 townhouses (down 6.1 per cent) and 31 semi-detached homes (down 18.4 per cent).

The average sale price of all residential properties sold in October increased by 9.1 per cent to $533,288 compared to October 2018. Detached homes sold for an average price of $610,840 (an increase of 6.2 per cent compared to October of last year. During this same period, the average sale price for an apartment-style condominium was $333,895 for an increase of 6.7 per cent. Townhomes and semis sold for an average of $434,035 (up 11.2 per cent) and $461,590 (up 14.3 per cent) respectively.

The median price of all residential properties sold last month increased 12.4 per cent to $500,000 and the median price of a detached home during the same period increased by 8.3 per cent to $568,950.
Homes are still selling quickly with the average days it took to sell a home in October at 22 days, which is three days less than October 2018.

Inventory is still low...….

The total number of homes available for sale in active status at the end of October totalled 691. This represents a decrease of 26.5 per cent compared to October of last year, and well below the previous ten-year average.

Seasonal strength in October is common as people to look to make moves before Winter. With a scarcity of listings, buyers continue to snap up properties in the Kitchener-Waterloo area.

Whether you are selling your current home or looking for your first home...

Kitchener-Waterloo has become “a popular real estate destination for both locals and buyers on the move, whose buying power is supported by its strong education- and health-based jobs market.”

The Kitchener-Waterloo region will see intensified demand in the coming season, according to a new study by Zoocasa.

The phenomenon will be especially apparent in the lower price brackets. Affordable options are the region’s strongest attractions, with many buyers fleeing the inflamed costs of the Toronto market.

Moreover, the region remains a sellers’ market. Overall home sales in the region slowed down by 9.1% year-over-year in August.

“Sales-to-new-listings activity remains steep, creating an increasingly competitive marketplace for prospective buyers, setting the stage for an active fall market.”

In Kitchener, 14 out of 19 of its neighbourhoods lean towards being sellers’ markets, with sales-to-new-listings ratios (SNLR) of 61% or more. Of these locales, Grand River North had the highest ratio at 120%, up 57% annually. This represented a 20% increase in sales and a 37.5% decline in new listings, with an average price of $515,867.

According to Zoocasa, Kitchener is one of the best destinations for both first-time buyers and investors, considering its overall affordability.

In Waterloo, available new listings were far outstripped by sales activity, impelling a high level of buyer competition. Fully 11 of the 13 neighbourhoods in the area had a 61% SNLR on average, with the highest being Lakeshore North’s 131% ratio and a year-over-year increase of 66%. Sales went up by 54% while new listings dropped by 23%, with an average price of $484,161.homes listed under $500,000 will enjoy intensified demand this fall.

June Residential Sales
Home sales continued their strong momentum from last month. On a year-to-date basis we’re seeing sales have increased slightly over last year’s mid-year mark.”
In Kitchener Waterloo – for the month of June there were 658 residential properties sold through the Multiple Listing System of the Kitchener-Waterloo Association of REALTORS®. This represents an increase of 8.8 per cent compared to the same month last year.
Home sales in June included 404 detached (up 8.9 per cent), and 50 condominium apartments (down 28.6 per cent). Sales also included 159 townhouses (up 27.2 per cent) and 45 semi-detached homes (up 15.4 per cent).
A total of 3,154 homes have sold in Kitchener-Waterloo and area during the first half of this year, an increase of 1.4 per cent compared to 2018.
The median price of all residential properties sold last month increased 9.9 per cent to $494,500, and the median price of a detached home during the same period increased by 11.7 per cent to $581,500
REALTORS® listed 888 residential properties in K-W and area last month, an increase of 4.3 per cent compared to June of 2018, and a slight increase of 0.5 per cent in comparison to the previous ten-year average for the month of June.
It is still a solid seller’s market as we head into the summer months While more new listings are coming onto the market, strong buying demand is keeping supply tight.”
The average days it took to sell a home in June was 20 days, compared to 22 days in June 2018.

Local Market Update

Steady September Sales

KITCHENER-WATERLOO, ON (October 13, 2015) –– There were are total of 395 home sales through the Multiple Listing System (MLS®) of the Kitchener-Waterloo Association of REALTORS® (KWAR) in September compared to 444 during the same period in 2014, a decrease of 11.0%.

Year-to-date 4,393 homes were sold, which is the highest number of units sold to the end of the third quarter since 2008, and 4.6% above the same time last year.

Single detached homes in September sold for an average price of $387,219 a decrease of 1.0% compared to last year. The average sale price for a condominium was $246,933 an increase of 6.2%, while the average sale price of all residential sales in KW and Area increased 2.4% to $347,633 compared to September 2014.
