Story time! 🏡

This one’s a great example of why speed, strategy, and staying accessible matter in this market.

My clients found me through a Google search for the “best realtors in Region of Waterloo” (blush!), and at the time, they were working abroad. We connected virtually for a full consultation, walking through the buying process and answering every question before they’d even set foot back in Canada.

Once they landed, we hit the ground running: 15 showings in 2 days. We put an offer in on a home that was a stretch, because sometimes it’s worth trying, regardless of the outcome. Their second choice looked headed for a bidding war, so we moved early with a pre-emptive offer. It was declined, with instructions to come back on offer day. That’s when strategy mattered most… we weighed the risk of competing and potentially losing, against their solid, budget-friendly third choice. We made the call to secure the third choice rather than gamble. And good thing we did! Their second choice ended up selling well above asking.

Through all of it, I was reachable and running strategy in real time, even while camping in Northern Ontario. Because for my clients, promptness isn’t optional.😉

One of the most rewarding aspects of working in real estate is the opportunity to build meaningful relationships with people from all walks of life.

I had the pleasure of meeting with Don Travers and Cassie, from Travers Law, over lunch today. While real estate was certainly part of the conversation, we also talked about family, politics, our experiences, and discovered we had far more in common than either of us expected!

After months of emails, showings, follow ups, and enough paperwork to qualify as a part-time hobby… this lease is officially done. 😅
So excited for the young family moving in!
Fact: This is the first building I lived in after I got married and the neighbourhood is so special to me! My husband and I enjoyed many afternoons playing tennis, evening walks with our cats, and skating (or attempt to skate in my case) at the outdoor rink!

Waterloo Region March Market Update📈📉

- We’re in a steady, balanced market right now. Sales are slightly softer year over year and prices have eased from last spring, but month over month activity is picking up which is a positive sign heading into the next phase of the market.

- Buyers are still active, just more selective and intentional, which means strategy and pricing matter more than ever.

- Rates have stabilized compared to the last couple of years, though borrowing remains tight with current lending rules and ongoing mortgage renewals at higher rates. That’s keeping the market more grounded and realistic.

- Well positioned homes are still selling. The difference now is they need to be priced and presented properly from day one.
