They are responsible for getting the lots created and ready for building homes.

👉 A Home builder takes the project to the finish line.

They are responsible for the construction of the home and managing the entire construction process.

👉 Upper Tier Municipality:
Also known as a Region/District/County, these are groups of lower-tier municipalities, and provide regional services, including economic development, public health, social services, EMS and waste services along with region-wide land use planning and development.

👉 Lower-Tier Municipality:
A local municipality may be a city, a town, or a township often found within a Region. These municipalities offer land use planning and development and are normally the leads, responsible for the Planning application process.

👉 Single-Tier Municipality:
Are the single authority in the area, combining lower and upper tier responsibilities. Examples are Haldimand County; Norfolk County; Northumberland County and the City of Toronto.

What is considered “affordable” housing in Ontario? 🏡🤔

Affordable housing includes housing provided by private, public and non-profit sectors. These forms of housing include rentals, ownership & co-operative ownership, as well as temporary and permanent housing,

👉 In Canada, the Canada Mortage & Housing Corportation (CMHC) considered housing “affordable” if it costs less than 30% of a household’s before-tax income. So, if your household makes $100,000 total gross income, then $30,000 is the max you can spend on a home.

For December 2021, the average price of a home in Ontario increased 23% year-over-year to $922,735. 😯

We prefer the term ""Attainable"" for housing, which is based on providing a variety of housing types that create attainable opportunities for many.

What is a Municipality? 🤔

Towns and cities are delegated planning authority by the Province under the Planning Act. These municipalities make local planning decisions that will determine the future of communities, and prepare planning tools such as Official Plans and Zoning Bylaws. See also: Upper-Tier Municipality, Lower-Tier Municipality, Single-Tier Municipality.

Sometimes towns/cities have different names from their municipalities, for example: Georgetown / Town of Halton Hills; and Fonthill / Town of Pelham.
