To Buy or Not to Buy…

Everyone has been continuously talking about inflation for the last 2 years. Over the past few months, in a panic to control inflation rates, the central bank began raising interest rates. Buyers are finding it hard to get financing, and Sellers are not willing to drop their prices as quickly. Inflation is high and cost of new construction is holding home prices up for Sellers. The real estate market outlook is definitely downwards, given uncertain times in the market. Sellers should be pricing to Sell or alternatively, rent their properties (Rental market is strong). Buyers can continue to choose to hold out a bit longer but if it is a great deal or a long-term investment, they should act quickly.

As for the weather being hot, the real estate market on the other hand is not! We are experiencing interesting times, as some sellers hang on to higher prices and buyer's wait on the sidelines. Homes are definitely sitting on the market for longer and the shift to a Buyer's market has occurred. Mortgage rate hike announcements have been very recent and there is still uncertainty out there. Markets have their ups and downs. If you are a long term investor, meaning 5 plus years, a preferred hedge against inflation and stock market fluctuations has always been real estate. Buyers are showing higher interest into well priced condos for sale in select areas. It is a great time to buy in recession proof areas. North Vancouver is underpriced compared to downtown Vancouver and the rents are pretty much the same! 

We are seeing more balanced market conditions resulting from rapidly increased mortgage rates, policymakers must continue to take action to boost housing supply to account for long-term population growth.

What Do Rising Interest Rates Mean For You?

The policy interest rate is the fixed interest rate set by a financial institution for a country or group of countries. This determines how much it will cost to borrow money from a central bank.

The Bank of Canada is the one that is regulating our county’s economic activity. Once the Bank of Canada sets the policy interest rate, all other financial institutions use it to set the interest rate on loans offered to clients.

The increases in the rate we are seeing today are attempts to counteract rising inflation.

Most people will be affected by the increase by having to pay more interest on their loans. The majority of households and businesses will reduce their expenses when this happens causing the demand for goods and services to decline. While, in turn, prices of those goods and services stabilize.

Some things to consider:
If you are planning to buy your first home, you may have to re-evaluate your budget for the first few years.
If you have a variable rate mortgage, the monthly payments will increase. Fixed mortgages will only be affected on renewal.
If you invest in GICs or Canadian bonds, you will likely see higher returns. Where you may see the value of mutual funds drop.
The prices of food, gas and other goods should begin to stabilize.

If you are planning a major renovation, you may save money by postponing the project. What does this mean for you? Take some time to think about your current projects and future plans so that you can make informed decisions.

The ideal candidate will be competent in prioritizing and working with little supervision. They will be self-motivated and trustworthy. The tasks of the office administrator will ensure a smooth running of the office, handling assignments provided by our Team Leader, light bookkeeping and supporting agents.

The office administrator should be someone that enjoys the unexpected, is motivated and offers contributions in driving sustainable growth.

Responsibilities
Welcoming and directing visitors/clients
Client care in home buying and selling related activities
Coordinate office activities and operations to secure efficiency and compliance to company policies
Manage assignments from the Team Leader
Preparing forms and contracts
Manage phone calls and correspondence (e-mail, letters, packages etc.)
Managing mailouts
Light bookkeeping tasks
Create and update records and databases
Manage sensitive data with tact and discretion
Oversee creative and updates to advertising
Track stocks of office supplies and place orders when necessary
Submit timely reports and prepare presentations/proposals as assigned
Develop marketing evaluations/plans/proposals
Assist colleagues whenever necessary

Requirements
Proven experience as an office administrator, office assistant or relevant role
Outstanding communication and interpersonal abilities
Excellent organizational and leadership skills
Driven and need little direction
Ability to adapt and balance multiple and changing priorities with a tight deadline
Familiarity with office management procedures and basic accounting principles
Excellent knowledge of MS Office
Experience with Paragon is an asset
Qualifications in secretarial studies will be an advantage
High school diploma; BSc/BA in office administration or relevant field is preferred
Real estate experience and licence an advantage but not mandatory
Strong written and verbal communication skills in English (Mandarin is an ENORMOUS asset)
Marketing experience an advantage
Must have reliable vehicle
Must have laptop

Full time hours: 9-5pm Monday-Friday. Some weekend work from time to time.

Compensation offered: $45-50K annually dependant on experience.
