August brought a noticeable shift in Metro Vancouver’s real estate landscape. Sales activity dipped 4.6% compared to last year, shaped by a mix of slower immigration, softer investor interest, and those persistent high mortgage rates. The benchmark price settled at $1,081,900—a 5.6% decrease. Meanwhile, in the Fraser Valley, sales dropped 14% and prices eased to $869,900, down 7%.
