2025 marked a shift in Vancouver’s real estate market. Sales slowed, inventory increased, and prices softened, making it one of the slowest years for sales in over two decades.

Buyers found themselves with a bit more negotiating room, especially in detached and luxury homes, while entry-level properties continued to see steady demand.

Despite the slower activity, we’ve seen signs of stabilization. The negative impact of recent trade tensions appears to be easing, and consumer sentiment improved modestly over the second half of the year.

Looking ahead to 2026, the market continues to move toward a more balanced, and still buyer-friendly, landscape. This may create opportunities for those who have been waiting for the right moment, though interest rates, inventory levels, and broader economic trends will continue to shape the market.
