Most home maintenance lists cover the obvious stuff. Here are a few checks that are easy to forget:

✓ Put a dry paper towel under sink and toilet supply lines, then check it later for slow leaks
✓ Make sure everyone in the house knows where the main water shutoff is
✓ Check the outside dryer vent and make sure the flap opens freely
✓ Test GFCI outlets in kitchens, bathrooms, garages and outdoor areas
✓ Take a quick look at your breaker-panel labels and update any mystery circuits

None of these takes long, but they can help you catch a small problem before it becomes an expensive one.

DID YOU KNOW?💡August is actually one of the best times of year to do something most homeowners overlook: aerate and overseed your lawn.

Here's why the timing matters. The summer heat ☀️ has likely stressed your grass and left thin or bare patches. Aerating in late August pulls small plugs of soil out of the ground, which loosens compacted soil and lets water, air, and nutrients reach the roots. Overseeding right after fills in those bare spots before winter sets in.

If you do both now, the new grass 🌱has four to six weeks of mild fall weather to establish itself before the first frost. Do it in spring and you're fighting heat and drought before it ever gets a chance.

A few other late summer lawn moves worth doing now:

✅ Raise your mower blade. Taller grass shades the soil, retains moisture better, and crowds out weeds heading into fall.

✅ Water deeply but less often. One long soak is better than daily light watering. It trains roots to grow deeper.

If your lawn is struggling and you're thinking about selling in the next year, curb appeal starts here. A healthy lawn in October is the result of what you do in August.

Tour the neighborhood 🏘️at different times of day before you make an offer.

A street that feels quiet on a Saturday afternoon can feel very different on a Tuesday evening or a Friday night. The traffic, the noise, the feel of the block , these things matter and they don't show up in any listing.

The house is easy to evaluate. The neighborhood takes more effort. Do that work before you're under contract, not after.

Get your home ready for the fall 🍂 with these 6 tips! ⬇️ They are worth doing around the house before the cold actually arrives.

1️⃣ Get your furnace inspected before you need it. An HVAC tech can check for leaks, test efficiency, and swap the filter. Much cheaper to do this now than when something breaks in November.

2️⃣ Check for drafts around windows and doors. A simple trick: hold a lit candle near the edges. If the flame moves, you've got a leak. Weatherstripping and caulk are cheap fixes that make a real difference on your heating bill.

3️⃣ Make sure your carbon monoxide detectors are working. If your home has a gas furnace, this one matters more than people realize.

4️⃣ If you have a wood-burning fireplace you plan to use this season, get the chimney inspected now. Soot buildup is a fire hazard and inspections book up fast once it gets colder.

5️⃣ Disconnect and store your garden hoses. Leaving water in hoses connected to exterior faucets is how pipes freeze.

6️⃣ And one most people skip: plant your spring bulbs now.🌷 Takes an hour, and you'll be glad you did in April.
