• 78 ⬆ listings over $3M (up from 77)
• 131 listings under $3M (no changes)
• 124 ⬇ listings under $1M (down from 126)

𝗪𝗲𝗲𝗸-𝗼𝘃𝗲𝗿-𝗪𝗲𝗲𝗸 𝗠𝗮𝗿𝗸𝗲𝘁 𝗦𝗵𝗶𝗳𝘁𝘀:
• 𝗡𝗲𝘄 𝗟𝗶𝘀𝘁𝗶𝗻𝗴𝘀: 15 (⬇ from 27 last week)

This week’s market held steady overall, with total active listings virtually unchanged at 333. The most notable shift was the sharp drop in new listings, down from 27 to 15, while sales climbed to 18, signaling stronger absorption and steady buyer demand despite tighter incoming supply. Luxury inventory over $3M ticked up slightly, while entry-level inventory under $1M tightened again, continuing pressure on that segment. The increase in price reductions suggests some sellers are adjusting expectations as buyers remain selective and rate-sensitive. With sales rising and new inventory slowing, Whistler is showing signs of balanced but competitive conditions, motivated and well-priced properties are moving, particularly in lifestyle and investment-driven segments.

The most significant shift this week was a pullback in sales, down to 15, even as new listings increased again. Price reductions eased slightly, suggesting sellers are adjusting but not discounting aggressively.

With borrowing costs still influencing buyer decisions, the market is gradually rebalancing, offering more choice for buyers while rewarding strategic pricing and strong presentation for sellers.

The key change is more listings meeting cautious, value-focused buyers amid sustained higher interest rates, keeping the market balanced and rewarding well-priced, well-presented homes.

Market Activity
• New listings: 13 (vs. 18 last week)
• Price reductions: 4 (vs. 6)
• Sold listings: 19 (nearly unchanged)

What this tells us:
Inventory is tightening slightly, especially under $1M, while sales remain steady. Well-priced homes are still moving, and sellers are being more disciplined with pricing.

As we head into February, strategy matters more than ever, for both buyers and sellers.

Whistler Monday Market Update 🏠

This week’s Whistler real estate market is holding steady with a well-balanced inventory spread across price points, including 113 active listings priced at $1M or less, 130 listings between $1M–$3M, and 75 properties at $3M and above. A total of 18 new listings came to market, while 20 properties sold, showing consistent buyer demand that is keeping pace with new supply. With only 6 price changes recorded, sellers appear largely aligned with current market values.

Overall, it’s been an active and busy start to the year, with solid momentum creating opportunity for both buyers and well-positioned sellers in the Whistler market.

For real estate, this means borrowing costs remain consistent, welcome news for variable-rate mortgage holders and a potential boost to buyer confidence.

In markets like Whistler, where timing and sentiment are everything, a pause like this can encourage buyers to re-engage and sellers to list with more certainty.

While affordability remains tight, the predictability of a held rate helps both sides of the transaction plan more strategically.

This week in Whistler real estate, active listings dipped slightly to 350 (down from 359), with decreases across all price categories, including high-end properties over $2M. Notably, sales surged to 27 (up from 18), marking the most significant shift—suggesting buyers are stepping up even as fewer new listings (16, down from 25) and price reductions (11, down from 13) come to market.

This tightening inventory paired with stronger sales activity could signal increasing buyer confidence as summer kicks in.
