Whistler is probably one of the most misunderstood places.

People see the amount of visitors, the manicured landscaping in the village, the prices at the mountain restaurant.

But here are some things that you don't see at first glance:

1. Even on the busiest days you don't have to go far to find a quiet spot. It's there if you know where to look (and if you don't, ask me.)

2. It's not all mountains and magic. It can be a tough place to make a good living. We're lucky to have amazing community services and a food bank that looks after people who need it.

3. This community shows up in ways that are hard to describe. For the little everyday things and for the big life changing moments. It's remarkable and like nothing I have ever experienced before.

4. It is a real town 😀. Hospital, schools, library... Someone actually asked me the other day, if there was a school here, haha yep, our kids go to school here. Elementary school, french school, high school, Waldorf school... we've got it all.

5. The people keeping this place running have often been here for decades. There are serious roots here that most visitors never see.

A big part of my job, especially in that first conversation, is helping buyers understand what is actually realistic in this market.

Whistler is a fantastic place to own property. But it isn't a magic money machine.

And the buyers who have the best experience are the ones who come in with clear, honest expectations rather than a wishlist that doesn't quite add up.

Sometimes you really have to just stop and look at this place.

I often hear people discuss if living here is "really worth it".

It's no secret, the house prices in Whistler can be a challenge. And there is a long list of things people like to complain about... too many tourist, no free parking, the prices of the lift tickets...

But then you take your kids up the mountain on a random Tuesday afternoon for a little hike. Your trip home from the village is a 10 minute bike ride. You bump into your neighbours at the park and end up staying out for three hours. And on the way home there's a bear in the road and your kids think that's completely normal.

And there you have your answer...

Whistler is an incredible place to own. But it's not a set and forget investment.

Here is a quick overview of what is referred to as a "Phase 2" property in Whistler Real Estate.

It's a full ownership of a condo, but the owner's usage is limited to 28 days in the summer and 28 days in the winter season.

This is because the unit is part of an existing hotel operation. Year round your suite is managed and taken care of by the hotel.

These are best suited for owners who like to own their little slice of Whistler, have a hands off place to stay and enjoy everything they love about Whistler.

When you are staying, you share in the income of the property. Depending on the property,l and how you use it, this income will cover base expenses with some extra revenue left over.

But let me add, that these types of properties are not huge money makers for the owners. We large refer to them as lifestyle purchases.

I have very much noticed this week how foreign the concept of Phase 2 properties in Whistler is to a lot of buyers. So let me break it down simply!

Whistler has a unique zoning system you won't find in most other markets. Phase 2 properties are typically suits that are part of a existing hotel operation. As an owner, you get up to 28 days of personal use in the summer and 28 days in the winter season.

Outside of that, the hotel rents it out and shares the revenue with you.

In practice it means you own a piece of Whistler, you show up when you want within your allocated time, and when you are not there it is working for you. Completely hands off.

It's not a traditional second home where you come and go freely.

But for a lot of buyers the trade-off makes complete sense. Lower entry price, zero management stress...

The key is going in with the right expectations. This is a lifestyle investment with a financial component, not the other way around.
