We are seeing typical summer patterns in the Pemberton real estate market with both sales and listings declining slightly in July when compared to June.

Listing inventory decreased across almost all market segments, with the exception of condos, where available inventory remained unchanged. The lower inventory levels may be causing some buyers to adopt a wait-and-see approach with purchasing decisions, anticipating that more properties will come to market in the fall. At the same time, fewer available listings can benefit sellers, as buyers with an immediate need to purchase may face less competition from other properties and be more motivated to act.

Pemberton also saw a seasonal shift in June, with listing inventory increasing while overall sales activity softened slightly.

The most notable gains in inventory came in the townhome and condo segments. Townhome listings increased from 11 to 15, while condo inventory doubled from 3 to 6 listings. Chalet and chalet-with-acreage inventory remained relatively unchanged, with just one additional listing.

Sales activity was fairly steady overall. Chalet sales dipped by one transaction, townhome sales increased by one, no condos sold during the month, and one vacant land sale was recorded. While homes are generally taking longer to sell, prices have remained stable through the first half of the year—a positive sign of the market's continued resilience.

As we move further into summer, it's looking like buyers will have a few more options to choose from, while sellers continue to benefit from steady pricing and seasonal interest.

Only time will tell as far as how the market will evolve as summer continues.

June is behind us, July is flying by and as always, the Whistler real estate market is keeping me on my toes! Here is a brief June update:

June followed a typical seasonal trend, with sales easing across most property types and inventory increasing slightly.

The chalet and shared ownership segments saw the largest listings increases with Chalet inventory climbed from 73 to 86 listings, while shared ownership increased from 18 to 25. Townhome and condo inventory remained relatively stable compared to May. Sales of chalets and townhomes slowed modestly, while condo and shared ownership sales remained consistent.

With summer in full swing and more visitors arriving in Whistler—especially with Crankworx just around the corner—there's renewed opportunity for sellers to showcase their properties to a present audience. It will be interesting to see how the market unfolds through the remainder of the summer.

May's listing and sales activity remained consistent with April's. Sales saw modest increases in the townhome, condo, and shared ownership segments, while chalet sales experienced a slight decline month over month. Overall inventory remained stable, increasing by just four listings across all market segments. The modest rise in inventory was driven by additional chalet and condo listings, which is typical for this time of year as seasonal transitions create greater access to properties that may have previously been occupied by owners or short-term renters. Townhome and shared ownership inventory declined slightly, though these segments may see increased activity as we move into summer.

Overall, the flow of new inventory has remained steady throughout the first five months of the year. Total sales increased month over month, led by gains in the townhome, condo, and shared ownership markets. Shared ownership sales doubled from 2 to 4 transactions, condo sales increased from 8 to 11, and townhome sales rose from 11 to 13. Chalet sales were the exception, declining from 9 sales in April to 7 in May.

While activity levels remain moderate, the market continues to demonstrate steady buyer demand and a consistent supply of available properties across most segments. For buyers, current inventory levels provide a good opportunity to actively search for that special Whistler property. For sellers, this may be an ideal time to bring a property to market as buyers look to secure their summer getaway and position themselves for the seasons ahead.

May listing inventory increased modestly, while sales activity remained steady with 10 properties changing hands.

The largest gain in new inventory was seen in the chalet and chalet-with-acreage segment, which rose from 38 active listings in April to 43 in May. Townhome inventory also saw an increase, climbing from 8 to 11 listings. Meanwhile, condo inventory—already limited throughout much of the year—declined slightly from 4 to 3 listings, while vacant land inventory dipped by 2.

Sales volume matched April's total. Buyers focused on townhomes and condos should continue to monitor the market closely, as inventory remains limited and well-priced properties continue to attract strong interest.

As we head into the summer season, new listing activity typically begins to slow, making it increasingly important for buyers to act quickly when suitable opportunities become available.
