Everyone waiting for rates to drop is forgetting one tiny detail...

You’re not the only one waiting.

When rates come down, more buyers jump back into the market, competition increases, and those “better” rates may come with bidding wars and fewer negotiating opportunities.

The best time to buy isn’t based on a headline. It’s when the payment makes sense for you and you find the right home. Buy when you’re ready, then refinance if the opportunity comes later.

Less competition can be a strategy too. 👀

And sometimes, selling that home means closing a chapter you never thought would end. Other times, it means finally opening the door to something you’ve dreamed about for years.

I’ve had the privilege of walking alongside people through some of the most significant moments of their lives.

The exciting ones. The heartbreaking ones. The ones filled with uncertainty, hope, and everything in between.

And after all these years, one thing has never changed.

I don’t just see the house. I see the people, the memories, the decisions, and the future waiting on the other side.

This Thanksgiving, I’m reminded that home is so much more than four walls and a roof. ❤️

With so much uncertainty happening in the world, it’s easy to get caught up in what’s going wrong, what we don’t have, or what we wish was different.

But sometimes, the greatest blessings are the simplest ones. Having a place to call home, our health, family to share life’s moments with, and the peace of mind that comes with knowing our loved ones are safe.

As a Realtor, I spend a lot of time talking about home prices, interest rates, and market conditions. But Thanksgiving is a reminder that the true value of a home isn’t determined by the market. It’s found in the memories we create and the people we share it with.

On a personal note, I’m incredibly thankful for my family, my health, my friendships, and my amazing clients, many of whom have become friends along the way.

Let’s face it, this hasn’t been the easiest real estate market to navigate. That’s why I’m especially grateful for every client who continues to trust me, every referral, every recommendation, and everyone who supports my business. Your loyalty means more than you know, and I never take it for granted.

This Thanksgiving, I encourage you to focus a little less on what you don’t have and a little more on the blessings already around you.

Because at the end of the day, a house is an investment, but a home is a blessing. ❤️

Q4 is here and there are a few things worth watching. 👀

Fixed mortgage rates are moving higher, home prices could still have room to decline, and the October 28 Bank of Canada announcement could have an impact on what happens next.

For buyers, lower prices don’t necessarily mean a better deal if borrowing costs continue to rise.

For sellers, there are only three months left in the year if selling before 2027 is the goal.

90 days. One quarter. What are you doing with it? 👀

Q4 is officially here, which means we’re in the final stretch of 2026.

And if you’re anything like me, you probably started the year with a list of goals that looked a lot more achievable back in January.

But here’s the thing…

You still have time!

Maybe your 2026 goal was to:
Buy your first home
Make a move
Purchase an investment property
Downsize
Build your real estate portfolio
Finally sell the property you’ve been thinking about

You don’t necessarily need to make the move before December 31.

Sometimes Q4 is about getting clear on the plan so you can hit the ground running in 2027.

Know your numbers.
Understand your options.
Watch the market.
Make a plan.

Because “maybe next year” comes a lot faster than you think!

I didn’t come from money. I didn’t have financial help or anyone handing me a down payment.

I started with what I had, worked hard, saved, learned, took chances and slowly built my way into real estate investing.
This is how I built my life.

It wasn’t overnight. It wasn’t easy. And there were definitely no handouts.

That’s why I’m so passionate about helping others get started. You don’t need to have everything figured out, you just need a plan and the willingness to take that first step.

There’s no one-size-fits-all answer to “When is the best time to buy a home?”

The season you choose can make a difference, but so can your budget, financing, inventory, and what’s happening in the market.

🍁 Fall: Sellers who haven’t sold may be more open to getting a deal done before winter.

❄️ Winter: Often less competition and sellers may be more motivated.

🌸 Spring: More inventory and activity, but typically more competition.

☀️ Summer: A more balanced market with opportunities for buyers who are ready to move quickly.

The best time to buy isn’t necessarily a particular month, it’s when the right property, price, and financial situation line up for you.
