The Durham market is currently navigating a balanced environment as we move through the winter season. A typical seasonal slowdown has limited recent activity primarily to serious buyers, which has also helped reduce listing competition for those looking to sell.

For Buyers: Your selection of homes is beginning to grow as new listings emerge from their seasonal lows. With fewer multiple-offer scenarios becoming the norm, you can expect a market where selling prices align more closely with, or even land below, the asking price. Increasing buyer confidence is also being supported by recent shifts in mortgage rates, making it an excellent time to get prepared and know your options.

For Sellers: Lower inventory levels mean your property has a better chance of standing out, but a strategic approach is vital. ✨June 2025: Durham Market Watch✨

The market continues to show a mix of trends, with some areas gaining momentum in both sales and prices, while others are seeing more gradual growth.

Compared to last year, more homes were listed in June, and they’re taking a bit longer to sell. Despite an uptick in activity since May, many buyers and sellers remain cautious due to ongoing economic uncertainty.

On a positive note, Ontario’s New Bill 17 introduced on June 5th, aims to improve housing affordability by simplifying rules and delaying certain development charges.
