Your May 2026 housing market report is here. Here's what you need to know about the Durham Region housing market as we head into June.

๐Ÿ“ˆThe Durham Region spring housing market tightened significantly in May, average home prices hovering around $851,000 to $855,000. Sales activity and inventory increased, resulting in a relatively balanced market where properties typically sold for roughly 99% of their asking price after about 24 days.
๐Ÿก 770 home sales in the month of May, up 12.2% from 686 in April.
๐Ÿ’ฐThe average selling price in Durham increased slightly to $851,373 up 0.7% month-over-month from $845,361.
๐ŸกNew listings rose 3.23% to 1,982, with homes spending an average of 24 days on the market.

As we move through the spring market, May brought increased inventory and continued opportunities for buyers across the Durham Region. With more homes available and sales activity remaining steady, the market is becoming increasingly balanced, giving buyers greater choice and sellers the ability to position their properties strategically.
