5 Tips on how to make a small bedroom look bigger:

1) Utilize Vertical Space
It's all about drawing the eyes from floor to ceiling. You might not have a lot of floor space, but by using built in shelves for extra storage, a taller headboard, or hanging artwork above the bed, doing so adds visual interest vertically.

2) Furniture With Legs
The more floor and wall space that shows, the larger the room may appear. By lifting up your furniture with legs, it creates an open and airy feel to your bedroom.

3) Use A Light Palette
While it's generally known white opens up a room, some may find that too cold and sterile. Using soft pastels will have the same effect and be able to keep that "open and airy" feeling going.

4) Sconces Instead of Side Lamps
Bringing it back to the efficient use of vertical space, installing sconces opens up unnecessary clutter on a nightstand.
Speaking of nightstands...

5) Try Floating Shelves
This helps reduce the amount of visual weight on the floor giving the illusion of more space.

How To Reduce Heating Costs In The Winter...

Here are 6 easy steps that can often be overlooked when looking to reduce your heating costs. Well, #1 might be a little obvious...

1. Bundle Up!
It's an obvious one but can't be overstated. Warm comfy layers will allow you to keep that thermostat low! (Fun story: When I was younger my mother told me to remind my father to buy a new thermostat. I thought she said thermos dad. Like a thermos for dads. Needless to say I learned about energy conservation quite young)

2. Let The Sunlight In
Opening those blinds and curtains during the day will allow the sunlight to warm the inside of your house naturally. Closing those window coverings at night for a little extra insulation to keep the heat in.

3. Reverse The Ceiling Fan's Rotation
By rotating your fan clockwise, it helps the warm air that gets trapped up high to be pushed down.

4. Cook And Bake At Home
Not only does your stove and oven provide extra heat to your kitchen, you get to enjoy something delicious at the end of it. When you're done using the oven, keep the door slightly open as it cools down to let the warm air (and freshly baked aromas) escape.

5. Add Area Rugs
Area rugs provide a good amount of insulation and prevents heat loss through your floors.

6. Change Your Furnace Filter
You can save up to 5% monthly on your heating bills, as well as reduce the amount of dust in the air in your home. It's a win-win!

Tips To Help Ease Stress Levels When Purchasing A Property In 2021

Purchasing a property in a seller's market isn't easy. On top of finding a home that suits your needs, you might have to compete with 1, 5, 10, or even 20 other offers. Here are a few tips to hopefully help you through that process.
1. Be Prepared
In this market, the fewer conditions you need to put in your offer, the better. Get your financing in order prior to looking to avoid needing a financing condition.
2. Objective Vs. Subjective Value
We can do all the research in the world when it comes to valuing a home. However, what we won't know is the motivating factors of other buyers.
3. Don't Overextend
Have a budget and stick within it. If you end up overextending, you might feel stress about how you will be able to afford the added expenses
4. Don't Fixate
It's not impossible, but it's not common for buyers in this market secure the first home their submit an offer on. Being prepared and able to let things go will ease your mind and help you have a clear head and level emotions when the next one comes around.
5. Prepare To Be Flexible
It helps, if you can, to be flexible when it comes to closing dates. Bridge mortgages and short-term rentals will help if there are over or underlaps in closing date.
6. Don't Give Up
It can get stressful, I know. If you can manage to stay focused on the end goal of purchasing your home, you'll see the ones that didn't work out more as speed bumps en route to your destination.

October Market Stats 📈

Home prices continue to see a slight uptick month over month, culminating in a 34.4% increase from October 2020.

Durham Region has the highest Sale Price to List Price ratio in all reported TREB areas at 115%.

Unsurprisingly, at 0.5 Months of Inventory, it continues to be a Seller's Market (as a general rule, 4-6 MOI is considered a "balanced market").

𝟓 𝐄𝐚𝐬𝐲 𝐀𝐧𝐝 𝐈𝐧𝐞𝐱𝐩𝐞𝐧𝐬𝐢𝐯𝐞 𝐖𝐚𝐲𝐬 𝐓𝐨 𝐈𝐧𝐜𝐫𝐞𝐚𝐬𝐞 𝐘𝐨𝐮𝐫 𝐇𝐨𝐦𝐞 𝐕𝐚𝐥𝐮𝐞

1) Cleaning and De-Cluttering
Remove all personal items, wash and clean all areas inside and outside of the house, remove clutter from furniture and counters, freshen air

2) Painting
Remove dated wallpaper and give the interior a fresh coat throughout. You may like that bold red accent wall, but in order to appeal to highest number of potential buyers as possible, keep those colours neutral. Whites, greys, or maaaaybe a soft beige.

3) Lighten and Brighten
Natural light is associated with the appearance of more open space and helps to create a more comfortable and aesthetically pleasing home.
Enhance this feature with these few subtle tricks.

4) Update Light Switches/Electrical
Old light switches and outlet covers are a detail a lot of people overlook when getting ready to put their homes on the market. This is a very cheap and easy detail to get right. Oh, and make sure all the screws on the plates align vertically (unlike the photos used 🙄)

5) W**ding and Pruning
Adding curb appeal provides a wonderful first impression, setting up potential buyers to feel good as they walk through your home. Add mulch, mow the lawn, remove branches and debris, plant shrubs and flowers, and w**d W**d W**D!
