Effective April 1st, 2026, the full 13% HST has been eliminated on new build homes in Ontario. Here’s how the savings break down:
$1,000,000 or less → full 13% HST removed, up to $130,000 in savings
$1,000,000 to $1,500,000 → maximum $130,000 rebate still applies
$1,500,000 to $1,850,000 → rebate decreases proportionally, down to $24,000
Above $1,850,000 → existing $24,000 rebate remains in place
This applies to all buyers, not just first-timers. Primary residences and qualifying rental properties both eligible. Purchase agreements must be signed between April 1st, 2026 and March 31st, 2027. Construction must begin by December 31st, 2028 and be completed by December 31st, 2031.
On top of that, the Federal & Provincial Government have committed $8.8 billion to cut municipal development charges in half for the next 3 years, charges that currently represent up to 20% of a new home’s purchase price in the GTA.
For context, the GTA just recorded its lowest number of new home sales in 45 years of record keeping. This announcement is as much about rescuing a stalled industry as it is about helping consumers.
