Excited to say that I’m upgrading my drive, so I’m selling my current car and thought I would throw it out to Instagram friends in case anyone knows of someone looking.

This family has had a whirlwind the last month - moved here from Saskatchewan, started a new job, looked for a new house, purchased and firmed up the sale, all within a few weeks! And the happy faces show how excited they are to begin building a new life here in Ontario 😊

What we see at showings …
PERSONALIZATION and when and how to use it in your home :

I am all for personalizing your home - none of us live in a perfectly staged and curated home at all times. BUT there are ways to personalize your space without changing things that will be very expensive to “UN personalize” down the road when you decide to sell.

You want hot pink walls? Great, paint is easy and relatively inexpensive to change.

Royal blue velvet sofa? Yes please, and your furniture will go with you when you sell.

Cover every inch of your walls with artwork, mirrors, personal photos? Fantastic, just know that you will be filling holes and painting before we list.

But then we see things like this staircase … and this led to a basement full of unique stonework everywhere, not to mention stone work in the main floor 2pc bathroom, front hall, backyard, kitchen and front steps.
Stone. Everywhere.

Did the homeowners create a space they love? Of course. But stone is VERY difficult and expense to remove and the chances of finding someone else that wants a Hansel and Gretal themed stone basement, or Egyptian hieroglyphics in the kitchen, or a cobblestone floor, walls and ceiling in a bathroom? Well, slim to zero chance … and now you’ve impacted your sale price. A lot.

LOVE your home and personalize like crazy, but even if you think you’re not going to sell in a long time, keep in mind that things that are hard to change will cost you in the long run.
