As the local owner and certified inspector, I want to personally introduce myself. My name is Dean Mizzi, and for over 20 years now, I've been deeply involved here locally as a contractor in the trades, owning a successful Renovation and Hardscaping business. That hands-on experience has given me a unique eye for construction, structural integrity, drainage principles, and property health. I know

what it takes to “build things right”, and more importantly, I know what to look for where clients may not. 🔧 Quick tips to fix it:
✔ Tighten the toilet bolts carefully (don’t over-tighten or you can crack the base)
✔ Check for a failed wax seal if you notice movement or odor
✔ Use proper toilet shims to level the base — never use cardboard or wood
😡Do Not Seal the base with caulking after leveling
