Here’s what actually happened in Durham Region last month. 602 homes sold in August, down 11% from 676 the year before. The average selling price came in at $819,569, down about 5% year-over-year. Days on market held steady, right around 29 days, basically unchanged from last August.

What this means: Durham has moved into a balanced market, not tilted toward buyers or sellers. But new listings are down sharply across the GTA, and if that trend holds into fall, competition for well-priced homes increases and pricing power starts shifting back toward sellers.

If you’re selling, pricing accuracy matters more in a balanced market, not less. If you’re buying, the negotiating room from the past year may start narrowing. Either way, knowing where the market actually stands, not where you assume it stands, is the difference.

Biggest house you can afford, or the best neighborhood you can get into? Most buyers pick wrong.

Here’s what I tell every upsizing client: prioritize the neighborhood first. The right home in the right area beats a bigger home in the wrong one. You can never change the neighborhood, you can always improve the home.

Buy in the best area you can. Build equity fast. Move into the home you actually want. The first home isn’t the destination, it’s the setup for what’s next.

Everyone assumes spring is the best time to sell, but this year’s numbers are telling a different story. Listings across the GTA dropped almost 18% compared to last year over the summer, while sales barely moved, down less than 1%. That means the buyers never left, they just had fewer homes to choose from.

Fewer competing listings with steady buyer demand means more attention on the homes that are actually on the market right now. And fall traditionally brings buyers back into activity, right into a supply gap that’s been building since summer.

Timing isn’t something I guess at with my clients, it’s part of the strategy from day one.
