November 2025 Market Snapshot | Fraser Valley / Vancouver Region

📉 November activity slowed: 943 home sales on the MLS®, down 16% from October and 17% lower year-over-year.
🏠 Inventory remains elevated with 9,201 active listings, sitting 47% above the 10-year seasonal average giving buyers more choice and leverage.
📉 Benchmark prices continued easing across all property types:
• Detached: $1,405,500 (-0.6% MoM, -5.4% YoY)
• Townhomes: $778,700 (-0.8% MoM, -6.8% YoY)
• Condos: $496,500 (-1.0% MoM, -6.9% YoY)
🕒 Homes are taking longer to sell:
• Detached: 52 days
• Condos: 41 days
• Townhomes: 37 days

Bottom Line: We remain in a buyer-leaning market. Softer prices, longer days on market, and increased inventory create opportunities for well-prepared buyers heading into the new year.
