Well we are delighted to say that BPMY are back up to speed with all things administration. Whilst city residents will be well aware that the freeze thaw cycle is turning Whitehorse into a large skating rink, we are mid-way through our annual property checks. The team only had to push the car out of one drive into which it sank today, with assistance from a passing CoW road crew and two passers-by. We thanked them then and appreciate the way Yukoners pull together in these difficult times.

2026 has already seen us add three new properties to the portfolio, which replaces some of the ones that were sold by their owners in 2025. We appreciate that owning investment properties is a dynamic thing and so would highlight that we are always open to discussing how we can help make those assets work harder for you. Rental voids can quickly make a seemingly attractive yield, very ugly.

The New Year has also seen some of our older clients enquiring about larger properties that may be coming available in the spring. So should you have a 3 or 4 bedroom property in the Copper Ridge area, we may have someone all lined up to take it from April to October 2026.

We have an upgrade! Out with the old and in with the new for 2026 - sort of. Delighted to say that the toy cupboard now includes a 2018 Bobcat MT85. More importantly we have someone who can use it around Whitehorse and get it to site on a company trailer.

Unfortunately our commercial insurers will only permit us to use it to clear snow on properties that we manage. So I am afraid this is definitely not for 3rd party hire - sorry. We remain Benchmark Property Management Yukon Ltd, not Snow Clearers Inc.

As we wind out 2025, I think I am about to draft two more contracts tomorrow. One for the last house we hadn't gotten rented by year end and a new property for 2026.

The rental market remains a challenge in Whitehorse, trying to ensure enough supply of quality properties to our clients and would-be clients.

Finally and in the light of the snowmageddon that is affecting the city, we would again like to thank our band of preferred suppliers, who have helped us keep pipes flowing, heating on, locks open, gas appliances functioning in incredibly difficult circumstances. We also have the clean-up crew to assault those stinky carpets afterwards.

Another popular question is, How long have you been in operation? Again the answer is a 2 parter. The business was founded in 2010, so we were 15 this year. However at the time it was an operating division of another Yukon family company, with interests in the broader tourism business. Benchmark Property Management Yukon Ltd was created in July 2022 and started trading later that year, as the business was big enough to stand on its own two feet. Throughout that period, it has focused exclusively on serving the Whitehorse residential property market.

We often get asked, "how much can I get for my property per month?", as the very first question from potential clients.

Our answer often surprises them as we say it is a balance between: what you need to cover your outgoings; what sort of tenant you want (medium or long term); what you will include in the deal (utilities, internet, furniture); and what the market will bear at the time the property is available.

We are not trying to be clever, or unclear, it is just that the answer is not a single number and never will be.
