🏡 Windsor-Essex Real Estate Market Update | May 2026

The market is sending a clear message:

➡️ More homes available
➡️ Fewer sales happening
➡️ Prices holding relatively steady

Here’s what happened in May:

📉 Sales were down 17.99% compared to May 2025

📈 Available listings increased, with market activity up in inventory but down in transactions

💰 Average sale price actually increased 1.61% year-over-year for May

📊 Year-to-date average prices are down only 2.27%, showing values have remained fairly resilient despite a slower market.

What does this mean?

🏠 Buyers have more selection and more time to make decisions.

🏠 Sellers can still achieve strong prices, but strategic pricing and presentation matter more than ever.

The days of simply putting a sign on the lawn and expecting multiple offers are largely behind us.

The homes that are selling are the ones that are priced correctly, marketed properly, and show well.
