MAJOR WIN FOR THIS FAMILY!!!

This family bought their dream home at the peak of the market, but life had other plans. They needed to sell and relocate to Oshawa for work. Despite market uncertainty, and I worked together to create a winning strategy.

The results were astonishing - over 30 showings and 5 competing offers in the first week! And it didn't stop there... We had nearly 30 more showings and over 150 visitors at our open houses!

Some clients don’t need sales. They need someone in their corner.

My client was a high school teacher, starting over after never being on her own. She didn’t know where to start.

I set her up with a strong pre-approval, found homes that fit her needs, flagged hidden issues, and guided her every step.

When a listing agent completely vanished, ignoring our offer, we didn’t back down. We pushed back, rewrote the offer, and made sure repairs were addressed, all while protecting her from costly mistakes.

She got the home she wanted, at a much better price, with the issues fixed.

Before real estate, I understood money and value. I watched people make terrible decisions because they unfortunately had no guidance.

I was looking for my first home before I ever had a license.
I watched 300 thousand dollar homes sell for 500 thousand.
People were paying peak prices for homes that were not worth close to what they paid.

I realized that building a new home was more cost effective than buying a decades old home in an average location. So I built new.

Better product.
Better location.
Less stress.

I ended up making a 75 percent profit in just over a year. 💥

While people were losing homes, losing money, and losing stability, I was gaining because I paid attention.

That is when I realized that most buyers could have avoided their losses if they had the right person advising them. Some agents treat a client’s purchase like it is nothing. I treat it like it is mine.

Homes bought for $500K in 2021 and 2022 cannot sell for $300K today. My new build that cost $450K is still selling for $650K - $750K today.

People need someone who can see the real opportunities. My goal is to help people make decisions that protect their future.

🔻The extra mile that saved my clients thousands

A few weeks ago my first time buyers found a home they loved which was great, as we had been in contact since the spring trying to find them their dream home.

When we saw the home, we all knew it could be the perfect place to begin their life together.

There were three other offers.
The extra mile was necessary, which is always how I work.

My buyers wrote a letter to the sellers, as many do. The sellers were a young family who needed more space. Every offer had a letter, so more effort was required.

On offer night, the other agents emailed their offers. I drove to the listing agent’s personal home, sat with her, and told her about my clients and their story. Her typically distant cat walked over to me. Even her fiancé could not get close to this cat, but my love for animals must have shone through.

That moment changed the tone and showed my buyers were real people with a real future.

We tried to make a deal, but my buyers would not go past their limit. I thanked her and left.

She called an hour later. They had a higher offer, but the sellers liked us more. They were so impressed with my personal visit to the agents home, and they asked if we would take the home for a lower amount than the top offer. We accepted, pending a home inspection as now we were at my buyers maximum and they wanted to feel secure.

During inspection, my inspector taught my buyers everything about the home. We found minor issues with the garage roof and eaves. I got a quote immediately, and ultimately we negotiated 2000 dollars off, half of the repair cost, on top of an already favorable price.

My buyers won because we went further than anyone else.

The extra mile is not optional in this business - It is the only thing that should exist.
