August brought an interesting shift in our local market. We saw fewer new listings and fewer homes sold compared to July, but the average sale price actually increased to $563,971. 📈

It’s a good reminder that real estate is never just about one number. Buyers are still active, but they’re being more selective, which means pricing, presentation, and strategy matter.

📈 The June market is telling an interesting story.

More homeowners are putting their properties on the market, with 1,318 new listings in June compared to 1,226 in May. At the same time, buyer activity remained strong, with 476 homes sold, up from 424 the previous month.

Despite the increase in inventory, home values have remained remarkably stable, with the average sale price sitting at $566,103.

The market remained relatively steady in May, with a slight decrease in new listings, sales activity, and average sale prices compared to April.
